Company values in writing NOT practiced in principal
We bought a home from Galliford Try Trading As Linden Homes From start to finish the whole process has been so difficult information has been omitted or falsified and the quality of the house build has been poor with Zero Customer Service I have written to the CEO of Galliford Try on more than 10 occasions and he never responds does not have the decency to even acknowledge my complaints Instead he asks a member of staff who is very unhelpful to reply but that person never answers my questions Eventually I visited the offices in Uxbridge only to be met by his PA who told me his not in and that I need to communicate with their lawyers They sold us a HOUSE on a leasehold basis stating that the Freehold was NOT available This was a lie Not only do we not own our house we are also subject to ground rent increases we didn t know about and we don t even know when or how much they rise One of the many questions I asked the CEO Peter Truscott - which he has ignored The lawyer hasn t answered either Awful I wish I could turn the clock back and not buy the house lease

Awful experience
Awful experience I would never purchase a property from Linden Homes or any company associated with Galiford Try Upon buying a property I had numerous issues from the beginning Quality of the build is horrendous Boiler was wired incorrectly amongst a 4 page back and front which took over a month to resolve However the most recent issue is although I paid extra money for a balcony I asked for one specifically without a lamp column outside blocking the view 8 months later it was relocated right outside my balcony without no warning or notice Still in the process of trying to get this removed which doesn t look likely Significantly reduced the view property value and looks vile Still almost 4 months battling to get it removed Can quite frankly say they have no care for customer satisfaction and are more interested in getting their money Awful experience would never purchase from them EVER again

Be afraid be very afraid
We would Not recommend this company if it was the last builder on earth Take money run They give you a lot of Spiel when buying BUT do not resolve Residents issues and evade emails with press this button etc on the phone Parliament needs to give new home owners more rights as in consumer law as at the moment they have very little recourse

Abhorrent shambles of a company
The below review relates to my dealings with both Galliford Try and Linden Homes GT s predominant homebuilding division For many months now I have been asking for assistance from Galliford Try who have continued to ignore the issue and refused to meet with me to discuss a way forward Abhorrent shambles of a company Truly the most abhorrent company I have ever dealt with You can tell a lot about a company who don t claim their Trustpilot name Firstly - Linden Homes have been bribing customers to complete surveys I have two previous members of staff who will go on record to say that they received pressure from management to offer bribes to aggrieved customers in order to win them over and get them to recommend Linden Homes in NHBC surveys This may assist in assessing the motivation behind some of the 5 star reviews on this platform As I write I am on my third relocation in 18 months where my family and I have vacated our property to allow Linden Homes to fix it and make it conform to basic building regulations The difference this time being that they have a not paid the money we are owed after they asked us to relocate and offered a reimbursement to cover costs and b haven t showed up to do the work The house is empty with no work taking place because despite months of notice after they asked us to vacate and agreed dates Linden didn t mobilise in time This is just one small element symptomatic of their incompetence They continue to withhold a roofing report despite it condemning my roof which is built incorrectly and has previously shed tiles where to this day only 40 of it is secured To this day two of the ridge tiles are held together with adhesive tape One of the aforementioned tiles after a matter of weeks living at the property struck my wife s car and cost almost 3000 worth of damage Initially Linden tried to claim it was an act of God in high winds and attempted not to pay out A SAR has revealed some of the work required to the roof Linden have illegitimately withheld information from the SAR in breach of the Data Protection Act but have failed to respond to my complaint in relation to this Despite it clearly being directed that the roof will need to be replaced and Linden Homes previously confirming this to be the case they have since been caught out trying to carry out a botched repair and denying that the roof needs replacing They have completed no fewer than 4 surveys of the property which highlight a scope of works They then misuse the NHBC in order to try and wriggle out of their own list of works knowing that that the NHBC either don t hold standards in certain areas or that these standards are particularly low Sure enough by calling an NHBC inspection they manage to wittle down the list that they themselves have already committed to correct This leaves them in further breach of contract They committed to pay us 7350 to cover the cost of our relocation but have since failed to pay the agreed sum We still live with an incomplete kitchen after it had to be refitted for a third time Linden failed to pay the kitchen fitter who refused to return and carry out any further work for them All over our development the region and indeed the country there are aggrieved customers who complain of non existent customer service and very basics of build quality being appalling Management within the company are incompetent at best but intransigent and entirely unreasonable They are motivated by profits and bonuses and are not incentivised to build quality nor address the copious issues and defects that they have been aware of for some considerable time They have a legacy of aggrieved customers Senior Management in the company have refused to meet with us in order to address issues We have had to challenge the MD of our region due to his dishonesty A complaint into his conduct got sent to his own PA to investigate him causing me to query how a subordinate could investigate their Manager My email was ignored Calls to Galliford Try to bring this dreadful company into line and deal with their legacy of aggrieved customers were ignored I have provided evidence of corruption cheating dishonesty negligence and incompetence to the NHBC and have insisted that matters are taken out of the hands of Linden Homes due to them being completely out of control I am reassured that their profits seem to have been affected and am hopeful that there will come a time that the company are either closed down or that Galliford Try choose to wind up their operations Nowadays there is a conception that you should not buy a new build Let me tell you unequivocally that Linden Homes Galliford Try are exactly why such an assertion exists They lie they cheat they cover up And currently if you properly understand the industry and lack of regulation something I didn t before buying from them you will understand just why companies like these are allowed to function and get away with what they are doing Lastly in response to myself and others going to the press the company respond by spouting the usual rhetoric of we are disappointed that this property falls short of our usual high standards Since being in the press my wife and I have been quite overwhelmed by the response we have received from Linden Homes customers nationwide They complain about the exact same issues and the exact same scheming behaviour ItIs abundantly clear that Linden Homes do not have usual high standards They are a rudderless ship who continue to cause misery and quite literally inflict mental illness onto decent hard working families I am in the process of putting pressure on the government to force Linden Homes Galliford Try to stop building until they address the vast issues already created to hundreds of homeowners My parting advice My wife and I looked at several homebuilders prior to choosing Linden Homes We seemed to get more for our money - more square footage and an extra room in this case If I had this time again I would have opted for the smaller house from the other firm Don t be tempted by the value argument and the need to squeeze every last penny or square foot out of the purchase Go for the smaller house built by the builder who takes pride in their work Never under any circumstance consider buying a house from this abhorrent dreadful company

Abhorrent unethical immoral corrupt bullying company
This relates to Linden Homes parent company GallifordTry and a message to another of their hundreds and hundreds of VICTIMS and to be clear - I would give ZERO stars if there was that option To the lady whose just written the review Tara I so wish you had read ALL my reviews before you bought from this unethical and unscrupulous company I feel for you but at 4 weeks in and devastated please prepare yourself because I am over 4 years since I purchased from these crooks and my house has been uninhabitable for 3 5 years I started off like you had to move out for a week for the house to be entirely redecorated from top to bottom kitchen ripped out flooring up etc and I fought for 5 months with senior management even for that with Linden battling me every step of the way their MD even came out to see the state of my house and before him Head of Customer don t Care It made no difference they just paid me lip service Their MD no longer with the company after I exposed the bribery in the NDA Non-Disclosure Agreement he tried to get me to sign - make of that what you will even insisted their contractors sand and paint around me moving my furniture and personal belongings as they went bearing in mind every entire room needed doing including walls and ceilings whilst I worked from home I refused and insisted I moved out my house absolutely full of contractors - it was like something out of 60 minute makeover only an entire week and even then they had to draft in extra painters as they were running out of time to meet their own deadline I moved back in and did the whole unpacking fiasco all over again only to be forced out a month later never to return and that was 19 01 2016 Yes you read the year right - 2016 Websites aren t allowed on Trustpilot so put into Google - Portsmouth News dream home has turned into living hell for owner -That was 3 years ago and Linden did NONE of what I tell the Portsmouth news reporter they agreed via their lawyers in writing but instead they lied to the media then walked away with my keys after changing all MY locks to MY house even the garden gate such were their attempts at preventing me accessing MY own home In fact if I did want access for any reason to pick up post even I had to request it in writing via their lawyers and it had to be approved by Linden and an accompanied visit by their Site Manager This was to enter MY own house whereby only MY name is on the Deeds yet such was Linden s contempt for me and disrespect for my property they still treated it as though they owned it In fact in a Subject Access Request I did on Linden they admit multiple times to having taken the house back and not being prepared to hand it back as they repeatedly failed to eradicate the Pseudomonas aeruginosa bacteria Yet I was STILL paying for it and am STILL paying for it to this day 4 years after I bought a house I only lived in for 5 months and 52 000 later in mortgage payments which I am funding on part sick pay part life savings since I have no choice otherwise if I default on my mortgage I will be repossessed by the bank and after being taken to court for the 2nd year running by Fareham Borough council for unpaid council tax on my uninhabitable house when I m paying council tax AND since April 2018 my own rent on my temporary alternative accommodation as well here is where I m at as at June 2019 Again put into Google - Portsmouth News Woman left suicidal after paying 310 000 for contaminated sarisbury green house she cant live in -Linden Homes and the NHBC have ripped my life apart so my advice and I tell everyone I come into contact with in person or on the phone literally everyone I speak to DO NOT BUY FROM LINDEN HOMES My reviews have been updated as this 4 year nightmare has played out and the despicable treatment I ve received from Linden Homes I really hope people read these reviews and save themselves from the heartache I am going through

I would give minus points if that was an option Purchased a new build property built by them but they state they are contractually employed by the landlord freeholder and tell us not to bother them even if we are messaging in a dire situation they do not care there is no human compassion They are looking at pound signs Forget that we paid the freeholder back for the construction plus a few hundred percent interest There is not enough time in the day to cite all the problems experienced across 24 flats bolts and screws left in appliances balcony doors needing full replacement flooring laid incorrectly balcony panels being faulty constant issues across various flats with plumbing heating cooling No air conditioning for 3 months during a heatwave No hot water for 2 weeks The garage lift out of order constantly At some point you just give up any accept that this supposed two year warranty is a joke because the amount of pleading that has to occur to get the MA to get these contractors to address anything is not normal Its better to buy a flat hire a builder you trust to build it and who is answerable to you

Their switchboard in constantly unmanned and so any voice contact with them is not possible Emails are not answered either so I wonder if they actually exist It feels like a bit arrogant and rude to get this experience when time has been invested in providing tender pricing Doubt we ll be getting involved with them ongoing

Dishonest company
Dishonest Avoid at all cost They wrongly fitted a bath panel for us which started to rot after 2 months I asked other tenants to let me see their bathroom installation so I could compare and send proof to T brown T Brown blamed me for misusing the bath panel despite the obvious evidence presented This company is about money not customers
