Awful avoid
If I could leave a lower rating I would A total of 99 days spent with a shower out of action and black mould under the carpet from the leak presenting a significant health hazard The issue persisted for a duration of 6 months in total and was not resolved by the time we moved out Daniel Cobb were managing the property although it felt more like we were DC did not follow up with the shockingly bad contractors they brought in to do work so instead we had to chase for answers time after time The contractors brought in made an absolute mess of the flat refuse bags left thick dust sealant on door handles debris down the toilet and Daniel Cobb did nothing to have the property put back to the state it should have been after the contractors left All in all I feel we were palmed off time and time again with excuses they were waiting on the landlord or contractors decisions I would never rent with Daniel Cobb again and would not wish anyone the same pain we had to go through

Avoid at all costs
1 star is too high praise for the customer service and treatment I received from Daniel Cobb their incompetent staff and their inadequate contractors A property that I was renting from Daniel Cobb experienced a leak in the en-suite bathroom Maintenance issues occur but the way it was handled by Daniel Cobb who were supposed to managing the property was diabolical We were left without a functioning shower for more than 3 months and the whole fiasco lasted upwards of 6 months and was never resolved before our move out date The leak caused highly toxic black mold to grow on the flooring under the carpet of the room I was sleeping in I informed Daniel Cobb of these hazardous living conditions and they made no effort at all to rectify them The initial damp was just left to dry out for a few weeks - any competent contractor would have recommended getting an industrial dehumidifier in To make matters worse I felt like my house mate and I became project managers On multiple occasions we had to chase Daniel Cobb update their staff on contractors movements and conduct quality control that they were clearly too lazy to do themselves On top of this the contractors made zero effort to protect my belongings from the dust created They left valuable musical instruments and computer equipment to get completely coated in dust on more than one occasion The workmen also damaged the property breaking tiles scratching the toilet and generally doing more harm than good There is no way that I would ever use Daniel Cobb as an estate agent again and I would advise tenants and landlords to avoid them at all costs

They informed us about a change in our move-in date less than 12 hours before the original date of move
They informed us about a change in our move-in date less than 12 hours before the original date of the move The new date was pushed by two weeks Therefore as we had already switched all utilities to the new apartment we had to survive without utilities in the old apartment for two weeks Moreover the estate agent we were in contact with was behaving in a very unprofessional and disrespectful way on the phone as we called him to explain the issues He was shouting at us on the phone and blamed the situation on us the clients Furthermore the agent did not inform us about other issues we faced regarding the move and when asked about it he claimed to have been in contact with us regarding the problems which was not true

Daniel Cobb - worst agency in London
Daniel Cobb Where to begin Probably the worst agency in London - or at least the worst I have experienced My friend who I m writing on behalf of as she is still traumatized by the experience recently became a student when she moved into their London Bridge property The agent then flipped out and demanded 6 months rent up front at the last minute Despite this they then took an age to fix broken hot water and other repairs like a blocked sink and broken security lock on the door Finally the piece de la resistance they sent an eDoc which signed away their right to repay the deposit meaning my friend had to get it back from the new tenant moving in This new tenant typically tried to knock the deposit down by hundreds of pounds leading to a very stressful situation which DC directly caused If if you are recklessness enough to use Daniel Cobb in the future please make sure you read all the small print particularly any email or document sent by them as they will try to sign away any responsibility to save themselves money and screw you over without any concern for your well-being They have not heard the last of this matter

Unreliable and rude staff
Arranged a viewing of a flat with Sarah and received a confirmation email however she never turned up to the viewing After waiting 20 minutes outside the flat I called the agency and was told by a curt staff member my message would be passed on No apology was given and the matter was not treated with any urgency It s now been several days and I was never contacted back regarding the incident or given an explanation or apology Awful experience certainly would not recommend this Estate Agency

Greedy and ruthless agency
In true greedy and ruthless estate agent form Daniel Cobb sneakily put in a ridiculous clause in our potential future landlord s contract demanding that he pay them 5000 p y for independently finding new tenants meaning we couldn t go through with the tenancy in the end Would not recommend anybody making deals with this estate agents

Long disrepair ignoring emails leave tenant with asthma in mushroom and mould infested home Avoid if you can
Can t speak for any other parts but the management is exceptionally unprofessional Have a water leak in our property the third day of moving in reported to the landlord and the letting agency immediately Then got left in the dark for two weeks while the landlord who was supposed to be responsible for management was completely unreachable Then after two weeks we were told the letting agency was taking over the management Daniel Cobb promised quick repairs but no repairs of any kind has been done in these past 65 days since the leak began And now moulds are infesting the kitchen wall while the wall body had fallen apart where the leak is and mushrooms are growing out of it fast Informed the letting agency of our health concerns as one of the tenants has asthma and several allergies Nothing was done at all when we mentioned compensations they started ignoring us completely and no emails got any replies afterward They can sit happily in their warm office waiting for Christmas while we as tenants live with a mushroom and mould infested kitchen worrying if we would die of asthma even before Christmas Avoid if you can
