The worst property management company I
The worst property management company I have dealt with Since I m a resident in block of flats they manage we have no choice but to use there terrible srrvices but there lack competence is staggering The don t respond to emails and ignore phone calls It takes them months to resolve any issues and when they do it s usually a bad job When you ask questions about why things haven t been done they get angry and make up lies then say it will be done in 2 weeks then 2 months later nothing is done Terrible useless incompetent company please avoid if you can

How companies like this get away with charging extortionate fees for little to no service is beyond me Regulation needs to crack down on estate management companies Over 400 a year for weeds dead trees and broken signs The grounds are maintained by a resident

Unethical unprofessional behaviour unauthorised payments made
Will the unethical unprofessional behaviour by GHPM ever end Yes since GHPM terminated their services right before our AGM where we would ve done the same Any GHPM clients are strongly advised to check their accounts Liam O Sullivan CEO of GHPM confirmed that they paid themselves the major projects fee on the 11th October 2019 I can confirm this in our bank statements as well Problem is an email from James Harvey Hunter Project Manager of works and previous GHPM Director on the 30th October 2019 confirms that they re making good progress but still a lot of the window work to do Based on attached photos the major work was clearly still in progress We were first notified that GHPM believed the major works were completed via email on 7th January 2020 The GHPM Major Works documents clear states the procedural order is - Works Commencement- Completion of Project- Snagging- Receipt of Guarantees- Final Fees and Completion Sign-Off - GH Final Fees applicablePretty obvious there has been multiple breaches here 1 Payment of fees to GHPM occurred well before project was complete 2 We were never notified that this payment was made therefore approval was never given 3 Snagging has never been approved but final item was not addressed until 11th August 2021 4 Guarantees You re having a laugh

I do have hard evidence for all of this
The 2019 accounts were 9 5 months late The 2020 accounts are currently 4 5 months late from the longstop and counting They have ignored informal AND formal requests for access to Company registers and back-up invoices for the accounts even though they are legally obliged to give access to them or a copy of them Money I sent them for photo-copies was misappropriated and I never got ANY photo copies Their vote counting at our last AGM was a shambles which rendered all votes invalid Their MD is offensive in every other letter and visit Unfortunately the good staff have left GH and it seems to be going from bad to worse Deadlines seem to mean nothing to them with budgets invoices maintenance etc dealt with only when they feel like it Questions go unanswered for months or never get answered Last year the MD made false reports to Companies House When challenged he tried to blame someone else as an admin error Only last week they tried to get us to pay hundreds of pounds for repairs to a Southern Water manhole that SW were already planning to repair Why I do have hard evidence for all of this Make sure you read the other reviews

APPALLING TREATMENT by G H Property Group
If you are a landlord - steer clear If you are a Tennant and you find this company in charge of your property management - consider moving Inept Rude Hostile In my time dealing with them approx 3months I have had to Send three urgent repair requests no response to any Send a Breach of Duty Notice no response Lodge and attend a VCAT hearing order forced them to complete repairs Educate this company on my rights as a Tennant Consistently advocate for my rights Educate them on the difference between A Notice to Vacate and an Intention of Notice to Vacate form Hold them accountable for their inability to provide accurate and consistent information pertaining to rent owed and incorrect rental ledger data Lodge a second VCAT application to recoup my bond after false claims where made regarding the state of the property currently awaiting a reference number for the case Remind them of my name on several occasions they refer to my by the name of the owner of the property regularly in writing Due to the nature of the hostile interactions with them their ineptitude and lack of communication - I ended my tenancy at a property where I have lived at for 3 years I am so disappointed in their service and that the property owners engaged their services Daranee Gavin Zeitz of G H Property Group Please return my bond in full and I will happily retract my public review of the company as well as the most recent VCAT application I look forward to your reply 0 10No starsWould not recommendUnsubscribeAnnie Murray237 liberty parade

Poor service poor understanding of building structure and lease contract
Please contact me directly for further information regarding my experience with this company On their website they stated thar they were a member of the PRS scheme I rang the PRS up and they said they were not a member in Jan 2023 this company only joined the Propertyy Ombudsman Jan 2023 after I discovered they were not a member The employee Liam O Sullivan made a false allegation I have the evidence its in writing that calls are recorded That I have been making abusive calls to staff its not my style The company has been sent a cease and desist letter So please provide the alleged transcripts of these abusive calls This company have not provided them Their data protection officer said they don t record telephone callsSharp practices charging for items not recoverable from the lease one year later after they kept the money for a year returned monies which are not service charge costs and won t provide the building insurance receipt in breach of the lease

Just don t use them
Just don t use them They told us our lift was unusable and needed an external staircase to fix it Two weeks after we sacked them the lift was back working The lift company basically told us they were lying

As a tenant in one of their flats this lot manage I am surprised they are still in business Our directors are constantly chasing them for stuff to be done and they simply get ignored

Like others on this website we received dire service from GHPM I m surprised they are still in business When you challenge them on issues they are defensive and ultimately accused me of being abusive and harassing them Chasing a company that does not deliver a service fully is not harassment That seems to be their defence I see a pattern here now looking at other reviews We found them rude I was not They do not treat you like a customer There is no respect I pursued them on matters and they ultimately sent me a letter telling me they were blocking my email address We are pursuing this via the ombudsman as there are still outstanding issues after we thankfully parted company Including queries relating to missing accounts They have washed their hands of us

Not recommended for freeholder owned RMCs
This company currently manages our freeholder owned residents management company but has just submitted a letter of resignation effective in three month s time The most frustrating aspect of the firm s operation is its failure to offer software that displays to all freeholders any defects notified together with associated rectification status reports There is little monitoring of the performance of maintenance contractors in relation to the contract specifications - particularly with regard to upkeep of the grounds - and advance notification to residents of the dates and times of contractor access is not provided Freeholders are not able to access directly any H S risk assessments safeguarding standards reports statutory inspections insurance details survey reports and utility maintenance contracts The basis of estate rentcharge demands is also vague and based more on guesswork than on prior year spend There has not been timely payment of electricity bills with the result that the supplier has instigated procedures which could result in disconnection of the supply to our foul water pumping station Overall then a generally unsatisfactory performance
