Our objective when we approached our Independent Financial Adviser was to review our current arrangements with a view to moving to a larger property raising funds on the existing switching the loan to a buy-to-let renting out for possible capital growth and an additional income stream - all of which together with ISA s and pensions will boost plans for a comfortable retirement We avoided early repayment charges by porting the existing mortgage to the new property topping up with a further advance We also made sure the rent on the let property would be sufficient to cover the buy-to-let lenders criteria Our mission has now been accomplished and we ve moved into the new place and let the existing to good tenants - but have landlord s insurance with rent protection and accidental damage just in case We secured the most suitable deal to meet our circumstances and will review these plans on a regular basis as the loans are repaid over the term
