Renters beware Scammy business model

I m sure these must be fake reviews They never invite you to the inventory before or after moving in Emailed them with issues they missed out on their inventory like hole in walls and they said not to worry as it wouldn t affect my deposit Never missed rent and around three years later when I hand in my notice they try to deduct money from my depost for the same holes I was told not to worry about I had to prove it as I luckily saved the emails So they came back to me and pivoted their angle and now charging me for other things that were pre existing Sent me photos of the property with no dates and not resembling anything near what the property looked like when I moved in Currently waiting for the results of the dispute with the deposit scheme Scammers beware renters

Students beware

I would love to know who wrote the 5 reviews 1 is one too many My daughter and a friend viewed a 2 bed house for a student let They understood all the viewings would be made on the same day They were the first to view and first to say they would like to rent the property Kings then got very cagey and said that instead of letting them know by the end of the day they had another viewing the next day and would let them know after that I immediately suspected they were about to instigate a bidding war and not to disappoint they came back the following day to say they were renting the property to people who had offered to pay more Sensibly the girls did not offer to match or beat the increased offer and lo and behold within 2 days the agent came back to tell them they could have the property at the original rent The deposits were paid application forms completed and fast forward 3 days only for the girls to be told that the current tenants had decided to stay on As someone else has commented completely unbelievable as agents insist students decide if they want a further year s rental during the Autumn semester The agent also had the gall to complain that in addition to the girls losing the property he had lost out on commission So unprofessional and no concern for two homeless students Use this letting agent at your peril

Waiting four months for vital repairs

Terrible estate agents They never respond to emails- it s usual to wait over a month for a response if you don t chase them regularly We have waited over four months for important repairs like a broken window which leaves our house freezing in winter lights hanging out of the ceiling in our bathrooms and a broken fridge which lets all of our food go mouldy within days The council had to intervene and serve a notice on Kings for these breaches of our tenancy and they still have not conducted the repairs On the rare occasion work was done repair workers were sent round without any notice which is against the law Refused to give us our landlord s name and address which is also against the law I would not recommend Kings to anyone

Wish I could rate them lower Paid 300 for rental deposit Suddenly they change the rent price without notice Then change all price on the documents it is very seriously issue I sent a lot of email complaint and asking return my money back then they excuse said the money gave to landlord already within 2 days only Don t trust them anymore and I inform all my friends don t use them and don t rent any property from them Rubbish company in UK

Unresponsive and uncaring customer service

Unresponsive service they ignore half of our emails and we had to constantly call them up to get simple updates on when the next step would be taken on fixing a massive water leak that was causing mould to grow in multiple bedrooms After multiple months the water damage still hasn t been painted over and we have no idea when they plan to do this we just get a vague more work has to be done first Lazy workers who do not care about customer satisfaction as long as they already have your money

I have had excellent service from this company they are efficient and professional and nothing is too much trouble I recommend that you make them your first choice of agent as I rate them the best I have found
