Very frustrated
At present not sure who is more frustrating Tennant who is not paying rent or Land Lord IN Action who are supposed to be acting for us Without constant chasing from our side nothing would be done and today having paid another 1005 was told that our payment had been received but stage two of our section 8 notice could not be progressed because documents requested had not been sent Having sent the requested documents on 22 10 21 I called requesting to speak to our legal advisor however as usual was told that they are not available to speak and would call me back Unfortunately a short while later rather than calling to apologise and agree a plan of action I was sent this message Thank you for your promt response We are pleased to confirm we have received your paperwork for the above-mentioned property together with the payment for 1005 00 You will receive a VAT invoice from our accounts department once work on your case has been undertaken Your file will now be passed to your case handler who will be processing the claim to issue at court If we find any information that may affect your case we will let you know and explain the reasons why In order to keep our fees as effective as possible and focus on providing you with the best legal advice general communication is via email However we appreciate there may be times when you have urgent information you need to provide to us or we need to contact you and on these occasions we are happy to take your call But where possible when the legal team are dealing with cases communication should be by email Kind regardsLandlord Action I would suggest that you carefully consider all options before instructing this company

Awful company to deal with
Awful company to deal with caused more stress and delays than the tenant Don t be fooled by the tv program you get reminded about every time you call not that you get to talk to anyone who knows anything They don t even understand their own terms and conditions Avoid

Extremely poor service
Today 25th October I received an email in reply to my previous email sent 24th April They asked me if I had got the keys back from my tenant I was left to fend for myself and had to search on the internet for property law I paid 400 for them to serve a notice which by the way can be done by anyone Don t use them go to an independent solicitor

Dreadful service Landlord Action in first
Contacted Landlord Action in first week in December 2022 received email with their fee charges to take my case that already had order if possession Its end if January 2023 with having made in region of 15 20 phone calls I get reminded each occasion that my message has been sent to the solicitors and someone with contact me I like to know does it take 5 weeks for some one to contact I don t think this company is as reputable as it is portrait in the TV series

Unfit for providing eviction services-please look at other options
I came to this company via recommendation and their PR in the press with Paul Shamplina Tenant had changed locks and was not allowing me access to the property to update gas safety Could not speak with a solicitor to see if they could help me Was advised send everything in writting and assessement would be done if they can help Was advised that they can help Please transfer money or they ill not work on the case Transferred money over Waited weeks Constant calls to reception but could not be transferred to case solicitor In the end after paying hundreds of pounds they could not help me They have also refused to refund me my initial outlay Scammers Stay away please If you need help with eviction please please get a solicitor who has experience and someone who you can communicate with directly Each eviction case is unique The standardised process that landlord action is providing is not fit for purpose In the end i have waster several months of valuable time spent hundreds in fees on them for no value and now i am having to go to a solicitor who picks up the phone and can discuss the case as it evolves Shame on you Landlord Action

Poor service Goose chase
Poor service Goose chaseI have never been more frustrated then using this service The case of eviction with all paperwork in place has been dragged into 4 months period jiggled from hands to hands never follow up My every day became routine phone calls game where the receptionist the only one who can hear you and promised you the world Promised notice i have served alone as if done by LA comes a additional price just to find out they forgot to forward the right paper and mine Section 21 was last year outdated so another month done So first 340 paid was not enough demands for section 2 over 1K very vocal but my trust in service very low if not-existent so i rather do it without them but will definitely check with the ombudsman who is right and who is wrong Landlord Action is another solicitors to avoid

Apalling Service Inaccurate Information
I availed their serviced for a rent arrears being due They sent out a letter which was factually incorrect and charged us a decent enough fee The letter did not include dates at which the rent has been due Simple stuff Our emails have not been responded for days on end Appalling service Wouldn t recommend them

Unresponsive unless it s a simple case
Unless you have an amazingly simple case what eviction case is simple I would highly discourage you from contacting these people They won t even give you the courtesy of telling you that they cannot provide help and they ll just straight out ignore your messages and blacklist you While it ll be more expensive I implore you to talk to actual solicitors

Beware of Land Lord Action - I paid 1500 for a service not delivered
I paid 1500 for a service that I simply did not receive I could have represented myself and saved this time and money Unfortunately my experience with Land Lord Action has been very dissatisfactory and stressful The communication was lacking Despite several attempts from me to contact the barrister who would be representing me in the direction hearing there was nothing The first time I spoke to him met him was on the day of the court hearing It seemed that he was unfamiliar with the case and possibly only reading the notes and getting his head around the facts a few minutes before going into the actual court hearing His performance on the day was unsatisfactory and I believe that I could have done a better job representing myself Land Lord Action also failed to fully advise me of all the possible outcomes relevant legislation and what to expect This experience has cost me a lot of time money and added much more stress onto an already unpleasant situation I am now working with another legal firm who have been very professional and through Working with them has highlighted even further the lack of service and expertise from Land Lord Action I have raised this complaint with Land Lord Action directly Despite them acknowledging the communication and some of the other issues they are unwilling to come to any reasonable resolutions Do not trust them and pay the Upfront Fee Once they have your money you have no where to go
