Estate agents and car salesmen They both have reputations as giving poor customer service and ripping customers off R J Country homes are no different however the level of service is well below the normal low standard I believe they have a philosophy of get rich quick They talk the talk but don t walk the walk I am sure there sales technique is taken from other best in class estate agents They do not have a high street presence and reside on a commercial business park in small offices not manned all the time during the working day You stand more chance of catching them in the local Cafe The owner of this very small business is aloof if communication is received by her a member of staff replies On the very limited contact I had with them they were unprofessional disorganised and sometimes rude The first contact with one of the team that called me to ask the status of my sale Surely they should be telling me I ended up taking control of all communications with my buyer and personally handed over the keys There was only 1 person that showed professionalism and she seemed to disappear over one weekend So nearly 7k later for taking some photographs describing my property and advertising it on Right Move I am disappointed to say the least They cannot be trusted in my opinion and watch their terms and conditions as if they believe you may stray be ready for their threats

I was really interested in purchasing a house listed by this estate agent I attempted to arrange a viewing multiple times and every time I was given some excuse or told I d receive a callback with a time slot to view the house After several weeks of being unable to actually get a viewing they reduced the house price as it wasn t selling If you re trying to sell your house avoid RJ as they clearly make zero effort to actually sell your house The snobby receptionist was extremely unhelpful and rude too

Shameful sharp-practice agency
Shameful sharp practice outfit that take a 1000 deposit from successful bidders that accrues to the agents own account Not to benefit safeguard their client nor you as purchaser but to line their own pockets In the event of default on either vendor OR purchasers account this agent doesn t refund neither do they pass on the funds to the vendor or deduct them from any eventual fee invoice after completion We believe local trading standards have been notified as to this corrupt and morally reprehensible practice

Please please stay away from this company They have lied misrepresented and cheated I was buying a house through this company they assured me it would be ready end of June I checked and not 1 single brick had been placed this was at the end of June They have now pulled the houses from the market They assured me if also sold through them it would fly through I had hardly any viewings which I had to do myself they sent complete time wasters and would only advertise my property on 1 portal Due to being dissatisfied I withdrew my property They then claimed I had a 20 week contract not 12 and I cannot list my house with anyone else until October yet they would cease advertising in august They have also tried to make me pay 300 plus vat for admin fees when they have literally done nothing and again this is not in my contract Check out their Facebook page where you can see them drinking wine and playing tennis during the working day That s where your hard earned money goes Trading standards are on this

Estate Agent asking for 1000 to issue memorandum of sale
I placed an asking price offer on a property which was accepted by the seller RJ Homes then wanted 1000 to take it off the market and issue the memorandum of sale I queried this with my solicitor who advised it wasn t usual practice RJ Homes said the payment was non-negotiable - I offered to pay the 1000 as a sign of commitment if they would then pay it back into my solicitor as part of the exchange deposit my solicitors suggestion They refused which made me feel very wary as if it were a genuine attempt to make the selling process a bit more stable for their seller then there was no reason to reject this suggestion There are other reviews here which added to my sense of unease with the way this estate agent operates so I declined to pay the estate agent the 1000 which caused the buyer to lose my sale and RJ Homes to discontinue contact with me Some people may be happy to pay this retainer to the vendors agent remember they are already being paid by the vendor and should be acting solely in their interests - but to me it feels unusual in that a condition that only ever benefits the estate agent - they retain the 1000 if the sale should fall through - meant my full price offer was taken off the table I do not know how aware the seller was of why my offer could suddenly not proceed but if I were the seller I know I d be pretty fed up if I d lost a proceedable buyer because the estate agent felt it more important to cover their re-marketing costs if the sale should fall through My advice is be cautious and think about why RJ Homes are doing this they appear to be a small one branch office with few if any affiliations to estate agency regulatory bodies - I personally didn t want to encourage this practice in an already complicated expensive and stressful system so walked away

Had to take this estate agent to the ombudsman in 2020 R J Country Homes were subsequently instructed to award me compensation for misleading information The worst company I have ever had the misfortune to deal with Rude arrogant and completely lacking in empathy Our family had many sleepless nights thanks to them Avoid like the plague My experience was actually in 2020 but the Trustpilot calendar does not go back that far I didn t feel up to writing anything on Trustpilot at the time as I just wanted to forget the whole experience and have been very ill since but in retrospect I feel my experience should be shared

Amateurs and unqualified
Had these amateurs in to value my property pretentious would be an understatement found them to be offensive arrogant and the MD seems to think she is some sort of celebrity I was subjected to hearing about her TV Time which in reality was a shopping channel slot Not qualified and came across very in professional avoid

Useless
Useless these guys were part of a process about 6 months ago Allowed a process to get to a day before exchange then it all fell apart We could sense this for weeks but they lied ignored calls and buried their heads in the sand Wouldn t have this lot washing my car let alone selling my house 1 star really is too good for them Should be shut down

Don t be fooled by their initial sales pitch for your business
I like nearly all of the other reviews on here would not recommend this company at all to sell your house They are very good at selling themselves as the best estate agent to get you to sign a contract with them but that s where their only strength lies from there on it s all down hill You will end up doing most of the viewings yourself as they can never seem to accommodate them within a decent time scale and ultimately you will lose potential buyers like I did on more than one occasion because of it because whilst waiting weeks to view your house people see new houses that come onto the market and cancel their viewings with you These guys rarely return calls and they trade out of a tiny office on a business park in the middle of no where which is very hard to locate yet still they charge the same commission as the big players in the high street You can rest assured they will not get any foot fall or passing trade and they will tell you it s not necessary as everything is done online nowadays Why then do they charge so much money for their services if that s the case when they don t have big overheads Email requests to them are more often than not ignored and they took over 6 months to eventually collect my for sale board after I had asked them no less than 5 times to do so They only collected it in the end because I was forced to screw it to a telegraph pole along the public highway after being sick and tired of seeing it on the floor in my garden for so long having blown over in the wind and damaged my car on the way down I also asked several times via emails to various members of staff for my house key to be returned when someone was passing my house and I was completely ignored which was when I was forced to try and find their office and go and collect it for myself And just for good measure when you finally take your house off the market from them after you ve fulfilled your 20 week sole agency contract with them they will then harass you for payment of a withdrawal fee 300 plus vat for the pleasure of their shockingly bad service and all the stress they have caused you I refused to pay it as they didn t stick to their side of everything they promised in their contract with me so why should I Incidentally all of my requests for my house key for sale board removal etc were done before I refused to pay their final bill just in case you were wondering My experience with this estate agent was last summer but I have had several operations since then and have not got around to writing a review before now unfortunately it doesn t sound like they have upped their game though reading some of the more recent reviews on here I have sold several houses over the years with various estate agents and never once have I ever had a property that hasn t resulted in a completed sale in under 5 months nor have I ever had to remove my house from an estate agent because of their poor service until I used this company If you are serious about selling your house and don t want amateurs to act for you who will cause you loads of unnecessary stress go for a reputable company with a good track record and don t be fooled by the initial sales pitch like I and others obviously did

Don t waste your time with this agent
Don t waste your time with this agent in our view not qualified or has the ability to handle prospective buyers and sellers - full of the mumbo jumbo sales talk - wiling to denounce other selling agents without any reason - had no idea how to value my property - she valued my property 150 000 less than 3 other well known and long term established high street and online agents - I am sure she will accuse us of being rude - happy to take that after being spoken to like a child for doing a drive past on a house they have for sale - just so happened the owner was tending the garden and was most welcoming and suggested we had a viewing there and then - apparently something not allowed in the world of RJ - even we had no intention of asking for such - After 45 years of buying and selling houses here in the UK and abroad - never have I ever being treated so abysmal - I am the one spending the money - complete joke - still the Trust Pilot ratings sum it up
