I wouldn t even give this factor a one
I wouldn t even give this factor a one star I ve had a few factors and most not great but this one is the worst They don t manage poor behaviour by staff don t manage the services in the building they knew our building in Glasgow had a failing heating system and did nothing and they have left over 100 people with no heating or hot water for over 5 days and we are still waiting the property manager is rude and incapable the director they report to hides and never responds they are very dodgy and are not fit to factor any building they take so much money per month from residents and do not provide any service

Seriously don t recommend this company Their agent got us a flat We asked on the viewing if we can paint the walls because they were pretty ugly not just the colours but unrecognisable spots were everywhere The agent said fine we can paint it When we were about to move out we needed to pay from our deposit for repaint the bedrooms back to their original ugly colour because the agent wasn t enough professional to inform the landlord or ask a permission for us

Worst factor in the UK
Worst factor in the UK Check their Service Level Agreement SLA before hiring them Property owner here You can complain about something and they ll refer you to the SLA where it tells you that before you can bring any matter to the Housing and Property Chamber or Citizen Advise Bureau you have to follow their defined complaint process which takes 40 days and two levels of management They are costing us money We have started our legal proceeding against them

AVOID
This company has absolutely no interest in anything other than making money out ot the properties they pretend to manage They simply do not care and should be avoided at all costs If they are your factor then get your neighbours together and elect to replace them They are totally useless

These factors will fleece home owners
These factors are useless and will completely fleece the home owners while very slowly delivering the bare minimum if that in return for high fees Our building urgently needed roof repairs and although the factors keep a large maintenance reserve they insisted on collecting 100 of the repair fees before they would commission anybody to start the works The fees were in excess of 1 500 per flat so this took about a year to collect through installment plans Due to not all of the property owners in the complex paying on time they were only able to collect approx 80 of the expected costs upfront You would think this would be enough to at least get the ball rolling though The maintenance reserve would have been enough to cover the rest if needed or logically they could have arranged a standard 50 upfront payment arrangement with the contractors Instead Trinity have left the roof to continue weakening for well over a year while there is significant leaking and flooding all over the building and most of the home owners have already paid 100 upfront for a project that still has no start date We also paid a hefty building insurance fee to the factors and it it unclear why that would not cover roof repairs It s become a dyer situation for the home owners that the factors could not care less about They only seem to be concerned about collecting money and not at all about actually delivering a service in return Thankfully our complex has now been handed over to another factor company to manage which so far seem to be far more competent This handover was 3 months ago and we re still waiting on accounts reconciliation so that the work can finally start to be planned
