Extortionate price of 300 just to refresh a 7 month old Home Report and only increased the market value 1 9 when I complained to estate agent They all seem to be in the same club so sellers beware - or you will not get true value so others can sell quickly A separate agent valuation free proved the market value was under what it should have been with annual increase running at 10-11 Also only as thorough as they are prepared to go not checking drains etc Money for old rope

Not the most responsive service disappointed and felt undervalued as a customer It should not take over one week to obtain a valuation and building report landlord evidence for new tenant If you are buying a property the turnaround is usually immediate

Putting a door handle as a 2 on the home report seemed a bit over the top the handle and lock works effectively The small flat roof being marked as a 2 as there was a small water pooling No evidence of leaks inside property and roof was redone 4 years ago and is solid Also downpour of rain earlier in the day Also saying that my heating being an electric wet system with solar panels and feed in tariff is not economically good I can t understand as I pay around 40 week when the heating is on for all our power You can t get a feed in tariff anymore so thought that would increase the cost effectively

Extremely low score was unfairly recorded against the Electricals of our 45year old property by Surveyor who based his assessment on aesthetics of ceiling pendant in rooms This caused us difficulty and inability to sell the property at around the valued price as the damning wordings in the electrical section of the report and the unjustified low score got people nervous and put them off After a disappointing year on the market we eventually settled for a part exchange with a new build developer who requested an updated Home Report from same DM Hall However DM Hall sent a different surveyor and his evaluation of the electricals was much more realistic and a fairer reflection of the electrical condition with an increased improved scoring without us changing any thing This only came after we had agreed a very low sales price with the developer The scoring inconsistency of both surveyors from same company was shocking and disappointing as the first surveyor s report cost us both time and money DM Hall notably has a good reputation-that s why we chose them but this experience on this occasion was very disappointing

Home report was inaccurate Stated that flooring couldn t be inspected there was no furniture in 3 rooms and minimal furniture in living room stated house was furnished and occupied which was not the case When this inaccuracy was highlighted this was then changed and returned with the question where does it say the property is furnished Wall cupboards not assessed as items stored restricted view they said but nothing stored in one cupboard and little in other There is a driveway but stated on street parking with no mention of driveway and apparently having a driveway and garage doesn t add value to property so surveyor said Paid good money as anyone knows and felt that this home report was very poor grading was questionable spent approx 15 mins assessing Wouldn t recommend

Lots of errors didn t even seem like they had viewed the property Paying a huge amount of money for such a poor report which I had to then take a lot of time to review and send feedback to ensure it was correct Not great service

There has been poor communication after the surveyor was here That was 5 working days ago and despite asking I still don t have my home report meaning my property can t go live

We were quoted a maximum of 550 for the home report by the five estate agents we contacted and they all said that a discount would be applied as we had a valuation completed a number of weeks before by DM Hall When contacting DM Hall we we were quoted a Home Report fee of over 700 which was then reduced to 550 as we had already had the valuation done Seems as though DM Hall are making up their home report fees as they go

Had a home report and then an updated home report done later First surveyor was rude when in the house and unhelpful on the phone when we needed to query the validation Methodology and reasoning used to come to the validation was flawed and couldn t be backed up when queried Validation was adjusted Fortunately a different surveyor was provided for the home report update who was much more polite and behaved like an adult

I felt that the survey in several instances used terminology which would incite unnecessary concern to a prospective buyeri e highlighting that the pitched pine ceiling in the double hight lounge may be a fire hazard Also that there may be asbestos based substances in the underside sheeting roof edge tiles On comparing this review on the Yopa website to one conducted on a similar aged property in May 2024 which also had pine ceilings and a similar roof with there being no mention of fire hazard or asbestos The overall comments and ratings are totally out of alignment between the two properties I have raised my concern with the surveyor from DM Hall
