PROPERTY OWNERS BEWARE
I m not sure who s writing The Right Property Groups 5 Reviews but in my honest and brief experience there unfortunately wasn t anything this company did Right They would get negative Stars if that had been possible I m a Property Owner and decided to try an Agent mainly due to my planned travel commitments This outfit is run by a wife husband both Directors and I carried out as much due diligence as possible with the wife who apparently does not want to be mentioned by name So clearly this fair truthful Review is a great concern The wife definitely talked a good story whilst being extremely misleading deceptive and blatantly lied about their capabilities which cost me dearly in wasted time and money I had wanted to affect a smooth handover which became impossible due to the chaotic and unreliable way this business operates It will come as no surprise they do not encourage their Property Owners to have any involvement but it was abundantly obvious they d struggle to organise the proverbial in a brewery I fully appreciate mistakes get made but this business simply couldn t get any of the basics Right They outsource everything and didn t have a grip on anything right down to the really naff consumables that would be more fitting in a Cheap Brothel than a Premium Home from Home Airbnb I lost all confidence in this shoddy operation very quickly after having parted with 1 200 as a pricey On Board set-up fee A credible and reputable business should have the confidence to do what it Says on the Can before it starts levying high fees on a trust us we re the Right choice basis and I clearly got duped and scammed And if you Terminate as I did PDQ you will pay dearly for it Any co-operation quickly vanishes and you will get the real run around Even more alarming is their Real Commission structure as you ll be told it s is 15 VAT Take it from me that morphs into a minimum 30 VAT on not only the accommodation but also the Cleaning Fee and whatever else they can squeeze out Overall you will be hit by at least 50 of any income stream There s a real lack of transparency and nor will they willingly evidence what Guests are actually being charged through the platforms they use so all very irregular with a clear one-way benefit A testament to any well run business is how they also deal with problems that do arise I got passed over to the husband who proceeded to put a lot of effort into just Avoiding Responsibility and ignoring their obvious incompetence Of course any mention of them parting with any due reimbursement is like getting blood out of a stone which I assume they see as smart but it s incredibly pretty and dishonest Our brief unfortunate stressful and time-consuming association was a really bad experience an expensive mistake and a big learning curve As a Warning to others TRPG proved to be unreliable untruthful and untrustworthy Running a good and successful Airbnb is not actually difficult or Rocket Science The saying If you want something done properly do it or control it yourself always rings true It s very rewarding if you approach Serviced Accommodation in the Spirit of providing good hospitality and going the extra mile as Genuine 5 Reviews are well worth the effort and your revenue will undoubtedly double Review updated on 29 2 24 in response to The Right Property s somewhat desperate threats 8 5 months later This outfit are clearly clutching at straws in an unprofessional attempt to validate their consistently inconsistent business model It is quite bizarre this shoddy business is simply unable to accept their ineptitude continue to seek to avoid any responsibility and feel it is in some way acceptable to try and shape themselves as the victims I stand by everything I have written as the Truth I also have witnesses to the chaos they caused plus recorded conversations so if they wish to waste time in taking this further be my guest as I ve got no problem evidencing in Court all the many failures I genuinely experienced along with seeking a substantial counter claim Lastly one would also think they would have removed my details from their database but no they continue to email me on a regular basis with their sales marketing misinformation so go figure on that too

Stay away from The Right Property Group
Stay away from them daylight robbery and provide no support or empathy if you need to terminate the contract early due to finances or needing to sell the property They say and do all the right things to get you on-boarded then everything stops This was our first step into the world of serviced accommodation holiday let they advised us that if it doesn t work and you re not happy with us we won t keep you in the contract we have now just found out that is a LIE when you try to terminate the contract with them early they flat out refuse They add on service charges to EVERYTHING so they take a cut from everything not just the 15 VAT you sign up to They don t manage the property at all they simply add your properties onto the OTAs and do nothing else so you get no direct bookings which means you are paying out their 15 the OTA fee They don t manage the housekeepers which means if the cleans are not good enough they do nothing about it There is no room to make changes like check in and out timings Who wants to check into a property at 5pm and out at 10am My advice is stay away go elsewhere they do nothing that a good bit of software like Eviivo can t do for you

Having taken 2 buses
Having taken 2 buses 3 trains so that my 88 year old mother could spend the weekend with her grandchildren I was phoned 20 mins before I was due to get there by your office to say the property I had booked was no longer available there was a leak I could either have 1 an alternative property 15 miles away I have no transport 2 a refundSo I am now nearly 400 miles from home with my 88 year old mother that s it no other help offered requested but refused to be told that it was fair that I receive a refund because I couldn t make the alternative work

Key Sleeps is a disgrace of an organisation owned by The Right Group It gave me a fob to a property that didn t work then cancelled the booking leaving me with no accommodation Avoid anything connected to this company at all costs

Being a service provider - Cleaning
Being a service provider a cleaning company we always went above and beyond for the rights group Sadly due to no longer being able to maintain the staff we chose to stop being a service provider and close the company down as a whole As the owner of the business i went above and beyond for the group to ensure they didnt get let down and had someone to replace me straight away to ensure continuity for them and their cleans We pushed them for a deep clean of every site when we first joined working with them and they point blank refused Now after handing over to their new provider that we found and vetted for them they refuse to pay our final invoice of 90 stating that the standards we cleaned to are not satisfactory Having done the site for almost 8 months with no complaints isnt it funny that now they have had a deep clean they say we weren t good enough TERRIBLE to work with rubbish at finance reporting and their internal communication is pants too Wont ever work with them again and highly recommend anyone considering working for them making sure they have water tight agreements in place first Edit - I do love a good lie online for everyone to see we spent a month trying to address this directly and you refused to pay us We had many issues with your internal communications and have the evidence of the complaints made in writing to you but were ignored we also have many photos of evidence where the sites we looked after were run down and need a lot more than just a clean and lets not forget we asked to do deep cleans on day one and got refused you have now had a deep clean done by the new provider who i appointed for you and now have used their deep clean standards to not pay us our final invoices You have NOT had to get the deep cleans done due to ourselves not being up to standard we asked to do them first but you refused and your new provider who i know refused to do it any other way and you agreed STOP LYING Say as you wish but the truth and the facts are exactly that you are bad at communication with your service providers harass them to get what you want before authorising payments and then also make many minor errors that create serious issues for the service providers I will leave it there i am happy to discuss this with anyone who wishes to contact me direct but we did try just to get our final invoice paid which was already overdue and got told no because it wasnt up to the standard you wanted and yet you had 2 complaint in the entire time we worked wiht you and both times we went back at our costs and fixed them As for your vetting system what asking for a name and when they can do it Haha again yet more lies

Excellent Service and Great Team
After weeks of research and communication trying to find a reliable serviced accommodation management company I came across the Right Property Group Frome the first communication I felt the company knew their stuff and have the right resources to deliver on their commitment The management were very friendly and efficient in explaining the services the charges and the full onboarding process Being a landlord who s living overseas there were many uncertainties about handing over my property to a company I never worked with before What issues will they face What will they find when they enter the house What changes they ll make etc However working with Natalia from the onboarding team all my worries went away She made the onboarding process very pleasant and she was extremely efficient helpful and always available to answer questions and resolve any queries that I had Natalia was very responsive and she kept me updated all the time about how things were going I have to say that I was very pleasantly surprised to see that my property was fully prepared furnished and listed on online hosting platforms within 8 days of collecting the keys
