900 Reserve contribution at closing for 500 Ins deductible and HOA funds They can spend upto 90 per covenants prior to Builder acting HOA during construction turning over owner HOA They make you sign for rec a copy of Covenant Stating HOA is responsible is for matters on outside of home This applies no matter what the reason is Warranty dept provides no written record of items to be fixed They will agree to fix things but not followup

Not very user friendly
Not very user friendly It is just few weeks into the contract Just the design center decisions are completed Came to know in design center that one option is a structure option as I wanted to add couple of water taps They are not supporting for the change as they say that the time for structural options is done When some one is building such an expensive house it is a basic common sense that small changes should be accommodated

Contracted to build June 28
Contracted to build June 28 2020 Moved in Feb 10 2023 20 mths to build a 3 000 sq condo Items still need to be corrected ie crooked wall not square crack in garage ceiling front door hinges don t have all the screws nail pops on outside of house master bathroom fan not working cracked wood around built in oven carpet seams showing master bathroom vanity needs rework and mirrors and light fixtures not centered some sod pieces were place brown side up and over water bottles They keep saying they will fix BUT why has it taken over a year and still no results

Their build quality is ridiculous
Their build quality is ridiculous U will have better homes build in 3rd world country then MI homes DRAWERS ARE FALLING OFF CAULKING NOT UPTO STANDARD GAPS IN THE JOINTS UNLEVEL COUNTERTOPS I CAN GO ON WITH THE LONG LISTS Their warranty department will not fix anything When you put a claim they will tell you its with in warranty margin of error and won t fix it It s better off not buying their house Be aware you have been warned not to buy their houses AVOID their build quality is very LOW

Do not trust MI Homes builder
This is the absolute lowest rating I can give Honestly I wish I could give them a negative score Do NOT trust this builder I m having major issues with my warranty and despite multiple emails chats and even a couple of open service tickets no one has bothered to help I ve followed up relentlessly when I can but it s like no one is even paying attention I ve called dozens of times and sent texts and STILL no response It would take just 2-3 hours of work to fix these long-pending issues yet here I am stuck while they completely ignore me Unbelievable My suggestion use a Renowned Inspector during all phases of build process 4 -5 time inspection

Bought a home from M I
Bought a home from M I now 5 months later theres water damage from the ceiling The cabinets and railing and painting are so bad and low quality For the warranty they will come up with any excuse not to fix or pay for something its like dealing with an insurance company They installed a 3 ton AC unit on my 3200 square foot house then claimed its to be eco friendly and energy efficient and it was chosen for this house Absolute garbage they just dont want to replace the unit I went a full summer with 60 humidity in the house and had the thermostat at 82 degrees to help prevent it from running all the time Id have to manually shut the unit off at night too How on earth are you going to tell me that When I say all this to them its just it was designed for this house Absolutely not and the hvac techs who inspected my house for this issue will say the same The unit has to get replaced not just because it sucks living here with it but to prevent mold DO NOT BUY FROM MI HOMES Horrible company to work with Will never buy from or reccomend them to anyone I had so many issues months ago from them and their warranty system

No credibility
Having a home built in Celina Texas beams cut short lacking load weight accordingly sloppy framing the shingles were shorted by a bundle in the master bedroom unfinished whereby the rain leaked throughout the bedroom and living room where the drywall lays They knew the weather was coming however did nothing I assume it was to much to ask to at least cover with a tarp for the unfinished roof I have the video and photos to support Talked to the Site Supervisor who assured us this would be fixed obviously has lost credibility with me 2 great clear warm days 21 22 April 2025 to finish off but no tremendous down pour of rain again this morning and can only surmise what the indoor pool looks like now I will be asking Marvin Irving for our earnest money back and move on from this train wreck If M I has any response the can contact me

MI Homes builds some of the prettiest
MI Homes builds some of the prettiest homes next to Taylor Morrison they are one of the best builders in the 300- 700K range I would also add that If anyone is looking to buy in Zephyrhills or anywhere in Central FL definitely call Licensed Realtor - Tanecia Buckner - She can get buyers even more cash incentives on their home purchases by giving buyers an additional 3K to reimburse for closing costs or moving expenses 813-753-1492 A home purchase is a huge investment so why not work with a Realtor who will at least give you something back in return

We M I Homes - Fabulous I just had an incredible experience
We just had an incredible experience buying an M I home I am a real estate agent and I have sold many homes and worked with many builders and M I stands out They were exceptional from Esther Hinojosa the sales person to the Construction Manager Philip Lucio Esther was so helpful She showed us 3-4 floor plans and has many years experience as a loan officer so she is quite knowledgeable She answered all our questions pointed out all the features of the homes and compared and contrasted and helped us understand the pricing and got a home for an excellent price that my clients loved We visited four builders so they had a lot of competition but we felt we could really trust Esther And my clients and I worked closely with Philip Lucio the Construction Manager He oversees every little detail and constantly communicated on the progress of the home He is also very knowledgeable and hard working He has excellent customer delivery I always recommend a third party inspection and even the inspector s report had very few repairs that needed done and all were minor These homes are well built and there is definitely value there largely due to Philip s efforts I have never seen a Construction Manager work so closely with clients as Philip did The process was so smooth and made so easy and we closed within three weeks I wholeheartedly recommend M I if you are looking for a well built and fair priced home Demi XidasTexas Relocation Experts
