BEWARE Untrustworthy developer

Please avoid purchasing with Prosperity Wealth Disgusting ethics Let me tell you why Context I purchased Smithfield Place Birmingham under a 24 month plan in mid-2018 I was told that it will complete in Q4 2020 Come mid-2019 nothing was built nor planning permission was submitted Fine I called up requesting to know when would it be completed Instead of being honest they kept pushing the timeline further back only for me to ask for a payment holiday and eventually a refund of my deposit a During my earlier conversations when I was asking for a payment holiday Julian Gordon had the audacity to tell me that if I did not continue to pay I would have breach my contract SERIOUSLY What about Prosperity s obligations to complete the property in time Holding my money as ransom against my will with nothing to show b Many months later I asked for a refund of my deposit Again Prosperity in particular David told me that I need to forgo my deposit as I am pulling out of the contract therefore in breach of it SERIOUSLY I waited almost 2 years with 0 interest gained on my deposit to let you tell me that it is my fault c There were many lies and deception along the way They sell these whole idea that your property is now worth much more than what you bought But what they don t tell you is that they would NOT GUARANTEE the price of the property As you can see from other reviews the price I agreed principally on the reservation form IS NOT the price they are willing to guarantee after asking Victoria many times d In my opinion I hardly find the reviews given thus far authentic You just have to read the 1 star reviews to understand why

Unscrupulous Company

Unscrupulous Company - Avoid I purchased a flat in a development in Derby a few years back Things promised in the literature were not forthcoming e g rental guarantee In addition information about estimated service charge was wholly inaccurate Additionally I was coerced into taking out an expensive mortgage with their in-house provider It was incredibly stressful experience and I urge anyone reading this never to consider buying property through them

I was introduced to Prosperity 3 years

I was introduced to Prosperity 3 years ago through a friend if mine He invested in Halifax development and called me few weeks back saying when he got the keys the flat he had in paper to have was not what he got Different floor different unit number and shower and kitchen had been used They were signs of people leaving there prior so it wasnt brand new Lets move on to my issue I have invested a large amount of funding to prosperity and recommended few other people doing the same as me as I thought it was a good investment How wrong was I First investent One BHM was told it will be delayed etc etc lets move it to Nottingham as its near completion Nottingham project I had no choice but to use Prosperity recommended solicitors who had a mediocre service and that didn t progress much Moved it to another site Covid played its part in all of us and financiall difficulties hit asked for a grace period was told No and my property has been put in market So I received no phone call from prosperity to offer alternative options No letter No meeting invite but just a cold and email to say we have put your property on the market Currently they still have all of my investment funding and have not provided any answers Basically I have been sucked in a Ponzi Scheme with no solution at all

Avoid At All Costs

Would advise to stay away from investing with Prosperity Wealth Signed up to a development which I was informed which was coming towards receiving full planning permission with expected completion within 24 months 4 years later still no planning permission was told would lose my reservation fee as I am withdrawing from the agreement - not sure what they expected someone to do if they have waited 4 years and still no sign of any progress Constantly spent hours chasing them for answers goal posts were moved consistently and several times was advised that planning permission is near completion yet years later still no sign To try penalising clients for wanting a return on their investment is totally unreasonable and not a fair way of doing business 10 years could go by and if they do not have planning permission and we wanted to pull out - in their mind we would still be penalised on a reservation fee Makes no sense at all In most cases investing in an idea myth They even removed the developments from their website but would avoid giving funds back

Wish I could give a negative 5 rating I invested in their 50 50 investment scheme in 2016 and rue the day I did They ve reneged on almost every part of the contract Property was overpriced but since they GUARANTEED rental income for 5 years and buyback at market price 10 it seemed worth it Took over 6 months before the legal contract was released in which they removed all the guarantees and through their lawyers low-key threatened loss of investment monies till date if investors don t continue with scheme The 50 50 scheme should be ending by 2022 in which time I should own the property outright without a mortgage but based on the shoddy rental income of course managed by their own firm Lamont Estates - the property has barely made any profit Service charge is exorbitant And every so often they throw in a repair charge not sure if it s real or not since they started cropping up a few days after the building warranty conveniently expired - less than a year after closing the investment purchase but can t really verify as I m not based locally Between the service charge land rent and repair costs I pay MORE than the property s annual net rental income So this scheme is severely loss-making I just want all my capital back and to stop bleeding cash like this Do yourself a favour - STAY AWAY

I can only dream of recovering my money

I don t know where to start I put down a deposit and two arrangement fees of 3 500 totaling 68 000 pounds over 36 months on two new build flats for 115 000 each to be repaid in 15 years from rent in Peterborough 8 years ago guaranteed mortgage NOT When it came time to take possession of the two lovely flats every bank in England and I tried various foreign banks too said NO to a mortgage they are too far from the city centre and we wouldn t touch Prosperity with a barge pole Prosperity simply said pay up or forfeit the deposit After I contacted the fraud squad the tone changed dramatically Would I like a bigger flat in Central Birmingham we ll transfer the deposit I agreed but a year later planning still hadn t been granted so how about a nice flat in Derbyshire No mortgage Walsall OK Eventually completed the sale with Prosperity agreeing to lend the balance themselves I had just started a new job abroad so a UK mortgage wasn t possible As I was now living abroad I had to use their own agency Lamont to collect the rent on my down market flat Instead of two nice new build flats in Peterborough or a big new place in Birmingham I have a place that has been mostly empty for the last four years and my dreams of selling and getting at least the deposit back are long gone The endless management fees tenancy fees for people who clear off to Romania and leave me with hundreds of pounds in cleaning bills and a broken washing machine and thousands in Council tax bills when the place is empty mean even this is hopeless I can t even sell the place the going rate is 80 000 and I paid 95 000 Ground rent to the freeholder them 900 a year plus 15 of what little money they collect plus a tenancy arrangement fee of 450 quid for each new resident has meant I have paid 75 000 pounds and owe 23 000 on a place worth 80 000 I am 8 years older coming up for retirement and that nice little 600 a month pension has simply evaporated You know that booming rental market Funny how my place is still empty The dates of occupancy listed in the reply are unfortunately untrue and perhaps I should show the repayment payments shown so far Empty first two months My promised 6 year repayment of mortgage plan is looking like being around 8 to 9 years at least

This is the worst developer I have ever

This is the worst developer I have ever come through My daughter bought a flat three years ago being transferred to Chartwell plaza in Southend on Sea Completion date was supposed to be March 2021 Up upuntil now not a single update or feedback We are going legal Please avoid this scum and don t waste your money

Discouraged after initial reviews

After considering investing in a scheme to pay monthly instalments towards an off plan development I am discouraged to find so many negative reviews on Trustpilot and have decided not to go ahead The sales people are offering no contract in return for a large deposit and long waiting period for no return on my investment I have not found any of the companies are registered with the FCA offering no protection for the large upfront payments required The reservation form does not mention the Consumer Code for Home builders I find this very concerning and am worried about how I was approached about this opportunity as the company won t tell me how they got my personal details My solicitor has advised not to sign any forms with this company Thanks for the reviews as I may have avoided a very big mistake

Very disappointing and unprofessional

Very disappointing and unprofessional company My daughter viewed and placed an offer on a property and had it provisionally accepted on a Friday and she was told it was placed on a 48 hour reserve they would ring her Monday to give all details My husband and I were also planning to buy two flats cash as an investment Daughter has a 20 deposit and a mortgage arranged so did not wish to take us their offer of a mortgage adviser No one rang on the Monday she contacted them and finally received a phone call from Victoria on Tuesday who informed her they sold the property to someone else over the weekend When my daughter asked for an explanation the phone was put down in her It is clear where their priorities lie and it is not with the purchaser so buyer beware I actually think we have had a lucky escape as it could only be downhill after that Needless to say we will be spending our money elsewhere Quite shameful behaviour

You are very good at denying your clients instead of solving the problem raised I really doubt this company How do you recognize your clients or what must I do to be recognized
