It was confusing from the start It was worded like they d found us a loan it would be a quick process Then it turned out they hadn t secured a loan Then they went to another company but they wanted information about people who were not even on the application Then the amount we wanted was reduced The online account kept changing often with the wrong information The repayment amount kept changing Most frustrating was the fact that I had to print scan everything back It was left to me to get all the information consolidating figures I felt like I was doing all the work When I gave information it was then incorrectly recorded reported I m not sure what the fee was for as I did most the leg work Process took over 3 weeks which is not what I d been told initially

Spent over a week going backward and forwards chasing them as they don t return calls Went from arranging the valuation to rejected within a few days with no actual common sense behind the decision Complete waste of time and effortEDIT - Bless after phoning me and asking me to remove the review they have now flagged it a business that can t take criticism because they think they have done everything right if you had I wouldnt be leaving the review

Waste of time In general I like to borrow as a person 25k And than put in my new business as I do not waned sell my personal assets investments worth around 30k Wanted secure the loan with my house difference between my mortgage left to pay and my house value at this point is 85k Working in the same industry for about 20 years making about 4k a month after tax and spending about 2 5k - all above sounds ok to me The fact is during covid I had some financial difficulties ad did not paid my credit card on time and few other bills but that is past now and my credit record is above 800 The offer I get of them was wait for it 250- 3000 Representative APR 770 Imo - waste of time

They just give false hope The website makes out they can help you but as soon as you speak to an advisor lay everything on the table they can t help you when you need it Complete waste of time and I do not recommend this company If we can afford 800 a month currently in debt repayment and haven t missed a payment ever credit scores are excellent but yet reducing that payment by half they think we can t afford Don t recommend and advisors are robotic and sound like they are reading off a script Just wanting to leave an honest review as the ones I see on here I absolutely cannot believe they are true based off our experience

I applied for a loan and was agreed in principle 4 weeks ago Since then they ve had me jumping through hoops for documents some of which have cost me more money to obtain and send to them I ve obtained letters from my employers confirming a recent payrise through my performance at work and that I m full time and I ve just been turned down today through being off work with a chronic medical condition Despite my employers being happy with my work and my increased pay it seems their underwriters are not As it s taken them so long to say no all my other pending applications I applied for at the same time as this one have expired meaning I have to start all over again and my finances won t be sorted in time for a nice Christmas

What a poor company lacks professionalism and the meaning of communications Tried numerous occasions to speak to someone but they never answer I m really not sure how so many gave them good reviews when they just ignore peopleIf only 0 stars where available

Absolutley shocking manner of conduct Completely pre approved for 30k across a couple of brokers but because I asked a couple of questions on a deal negotiation was told that we ll just leave it then and hung up on wasting over 30mins of time and discussion Short summary They re fine as long as you don t ask questions Major red flag for me Steer clear

They were keen and helpful in the early stage of our bridging loan until they d secured our business Once signed up we were passed onto a different person who cared much less about the progress of our loan our approval for the money was not an issue and seemed not very knowledgeable Maybe we were just unlucky to be assigned to this woman Despite constantly having to chase these people for updates and progress they were still unable to meet the completion date they agreed When we failed to understand a part of the process it took a week to get a clear answer to our query despite us asking repeatedly for the information to be clarified and it turned out in the end that the agent didn t understand either Before the penny dropped for her all we got in reply to our requests for clarity were repeated and at times patronising statements that didn t answer our questions One phone conversation with our appointed agent had her shouting with all due respect repeatedly at us during the call not helpful or professional Then we were asked to pay 900 up front to their solicitors when it clearly stated in the loan terms that this fee would be taken at point of loan pay out In the end the exorbitant fees delays and poor communication to the point of actual rudeness caused us to abandon our home purchase using the bridging loan We found the whole process extremely stressful and I would never recommend this company

Absolutely absurd service They ve wasted around a month of my time and have sent hundreds of documents some unnecessary ones too

An appalling experience definitely not recommended if self-employed The brokers secured approval for a loan in early June 2024 but we endured and complied with request after request for more and more supporting evidence about our income from the lender The brokers were not helpful we set out clearly in advance what our requirements were and they failed to take them into account They frequently failed to take or return calls obfuscated requirements and it took more than three months to arrange a loan for 14 of the total value of the property which severely impacted the health of myself and my partner in the process Unfortunately the protracted arrangement time meant that we were unable to look for a better broker during the process and were effectively locked in to the arrangement A truly unpleasant experience that we are only just managing to recover from Just to be clear loan co uk were aware of the difficulties at the time and issues were raised but they did nothing to resolve them Nor did they make contact after the loan was agreed
