We had a great experience- fair price

We sold our home to OpenDoor I was sceptical of using them at first because of these reviews but after reading all of them I realized some of these reviews were not legitimate complaints about the company One reviewer was talking about OfferPad not Opendoor OpenDoor doesn t require inspections anyway Two other reviews were actual scams and NOT officially from Opendoor If you re selling a home a LEGIT company would NEVER ask you to put in a deposit Putting in a deposit in order to cover their expenses just makes no sense That s what the deductions are for and they should be taking it out of the final offer If you paid anything out of pocket you ve been scammed by someone else impersonating them My experience with them was very positive The entire selling process from beginning to end was spelled out step by step on their website You had to complete one step before you were able to move on to the next step Uploading the video walk-through and receiving an OFFICIAL offer was quick and smooth took a week for the entire process When they sent us the official offer it contained a breakdown of the pricing along with ALL the deductions The price they offered for our home wasn t bad considering other homes that sold around us It wasn t anywhere near their preliminary offer but you shouldn t trust that number anyway their objective is to resell and make money Unfortunately they do take a 5 commission but they don t require inspections which is a huge plus and much less time consuming Rather they had one of their reps come and walk the perimeter of the house never came inside and they took 1 for repairs which is practically nothing Their earnest money deposit was very small 1 250 They used the standard state approved contract and added their addendum to it EVERYTHING was spelled out in the contract nothing was missing no last minute surprises All communication was done either via text or email The title agent assigned to us kept us in the loop at every step Both our OpenDoor agent and our title agent were reachable at all times which was very comforting And they were both cordial and professional They answered every single question we had We set our own closing date for two weeks from signing the contract The great thing was and this was also written in the contract we had the option to pull out of the contract at any time without any reason and without incurring any fees even after signing the contract and up until just before closing day Overall a very positive experience Aside from the 5 commission which they tell you upfront and it s in the contract they are completely hassle free no inspection required only pictures uploaded just before closing to make sure the house was empty no long wait times since it s a cash transaction They leave a lock box for you to place your keys in on closing day You can close at your own location if you wanted they send a notary to get the paperwork signed No out-of-pocket fees whatsoever and this should always be the case anyway if you re selling If I sold my home through the MLS I d most likely be paying up to 6 in commission anyway This way was just so much faster and easier And they gave us the best offer final price of the home compared to other home-buying sites like Zillow and OfferPad which requires an inspection We received our money the day of closing The entire process from start to finish from preliminary offer to closing and receiving payment took exactly 3 weeks I couldn t ask for a faster or smoother transaction

Sold with opendoor and the process couldn t possibly have been better It was so easy I kept thinking that it was too good to be true but it wasn t It was good and it was true The process of getting an offer preparing to close and then closing was all super easy and we literally had no problems

Low ballers

Low ballers offered me a low price and dropped even further after seeing home recently upgraded purchased last year Either they don t know how to price home or assume you are desperate to leave 100k on the table for an immediate buyput
