THIS IS A SCAM DO NOT BOOK We recently booked an apartment with Aribio in Vienna via Booking com but unfortunately had to cancel The cancellation policy stated immediate refund since the booking was in 11 months time however 1 month later they refuse to refund the monies and are avoiding our calls

Do not use no refund in case of cancelation
I booked via booking com an hotel apartment at Arbio Duxen in Hamburg but had to cancel directly and in time on 19th June Arbio Duxen nevertheless charged the full amount and to date I neither have received the refund nor do I get an answer when I will get my money back Arbio confirmed the refund on 29th June to booking com after I addressed my complaint to booking com However this means that I still have to wait till 9th August another 30 days plus another 8 days untill 17th August to get the refund directly from booking com - on condition that Arbio Duxen have not paid by then In summary this is an unjustified and fraudful holdback practice of my money Don t understand that booking com still lets them doing business on their platform Do not use At least and eventually I got my money back from booking com Do not book that hotel

I rented an apartment in Vienna through
I rented an apartment in Vienna through Arbio com A month after I made my reservations I received an email telling me that original apartment I reserved will be under construction during the time of my visit and they offered me another apartment with similar amenities The first thing I asked was whether there was air conditioning considering that my visit was in August and I have a health condition that worsens under warm conditions The answer was yes and they assured me that all features are exactly the same as the original apartment reserved When I arrived there and after waiting for 6 hours to check in I found out that I was lied to There was no a c and the apartment was filthy and some furniture was ripped I was on the phone with them on off from 3-9pm and was given the run around They did not have another apartment to offer me and they promised a full refund which was over 700 euros I had to find a hotel that same night and called a taxi and went there The next day I got a message from Arbio com to fill out an online form for a refund which I did The following day I was informed that they will only refund 20 so they lied again and this 20 took almost one month to receive I filed a bank dispute and after 45 days I finally got my money back Avoid this company at all costs

Dirty bed very poor service
We arrived to their Berlin apartment to a dity bed which was covered in body hair and marks These things happen and I guess the cleaner missed the bed We notified the agents but got no response at all so we got a new cover for the bed Not a good experience and a warning of what was to come What was even more frustrating is they promised a partial refund To quote them I will offer you a refund of 50 Apologies for the back and forth We sent them the photos which you can see in this review After this promise they then asked us to send photos via Whatsapp despite not proving a Whatsapp number They then asked us to send the photos and details to Arbio the letting agents We did so Since then we have checked multiple times about the promosed partial refund and they keep saying they will get back to us and never do Really miserable experience I rarely give a bad review but this is really poor customer service all round and I really cannot recomend this place or company

Absolute scammers
We stayed a week close to Boxhagener Platz in Berlin A hinge on the glass shower door was broken when we got the room and we straight away notified Arbio about it They haven t bothered answering other than automated messages so in the end we had to escalate it with airbnb as we booked through them It was really dangerous as a big and heavy glass door just hang on the top hinge every time you opened it and swayed towards you You don t really want to be squashed by a glass door when you are on holidays Not to mention what happens if the glass breaks anyways on the 4th day Arbio fixed it Of course there is no refund for the 3 days we spent worrying about the door As soon as we left their place they filed a claim with airbnb that we broke the hinge Can you believe it They want now an extra 152 paid by us to compensate the damage They are an absolute joke and scammers Book somewhere else if anything goes wrong they will ruin your holidays

Incredible bad service I had to cancel my pre-paid booking done through Booking com I did it way before the terms Still waiting for my money back after 15 days They say they re escalating and doing asap and then another day goes by and nothing happens Terrible and totally scammers

Avoid this property management company
The response time looks reasonable at first but they are generally automated and do not meaningfully engage with the matters you raise For us staying in Vienna it was having no hot water When you call you may get to speak to a person but they have no discretion to resolve matters and do not follow through eg We will send someone we will call you back with an update They say you will get a partial full refund but not confirm this in writing or action it We had to complain direct to air bnb then Arbio still wouldn t respond to them Do not engage this company to manage your property and avoid staying at accommodation managed by this company

Highly unprofessional bad costumer service still no deposit
Highly unprofessional operation poor costumer service and I have still not received deposit back a month after leaving the apartment in spite of their promises Further on the night before moving out they contacted me claiming I hadn t paid rent the entire stay although all payments were made timely I cannot at all recommend staying with Arbio - the apartment is just fine but the trouble with consistently having to contact them in order to resolve issues is simply not worth it Arbio if you see this contact me and make this right or I will take legal action via a renters rights association to get my deposit back

Non-existing customer care
It is with great regret that I write this review I rented a property managed by Arbio for 1 week in Hamburg end of March 2025 and whilst the property itself would have been fit for purpose the issues that arose with the booking and delivery of the service exposed the complete lack of concern by the company for their clients What should have been a relaxing holiday ended up a stressful experience as I was constantly trying to engage with their helpline but mainly got AI generated and automated responses which didn t address the issues I raised There were several issues that caused aggravation The main issue was that the bedroom door handle was broken meaning that that the door couldn t be closed as one would not have been able to get out again from the inside Thankfully I noticed it on day 1 just as I was going to close the door At that stage I was on my own in the apartment so had I closed the door I would have locked myself in the bedroom with no chance of getting out again Things break occasionally that s not the issue but what was shocking is how the company handled the matter I raised it straight on the day of my arrival incl provision of a video showing the issue expecting a repair next day so the bedroom would become usable Constant attempts to connect with their helpline failed I got standard automated replies and it wasn t until day 5 ie after 4 nights that the door was eventually repaired When I asked for a partial refund for having an unusable bedroom for more than half of my stay I was eventually after an untold number of messages without response advised that no refund would be provided as the door was repaired promptly I do not consider a repair on day 5 of my stay as prompt The other issues were that the apartment wasn t ready at the appointed check-in time and that a taxi transfer from the airport was listed in the booking but was not delivered I have still not received a partial refund for the services not provided under the terms of the booking This company appears to be unscrupulous with their approach to customer interactions Looking at their website the company strategy is to make money passively for property owners by providing vacation rental management based mainly on AI AI however doesn t repair bedroom doors nor does it clean in a timely manner provide taxi transfers or connect in a meaningful way with customers Wanting to generate money without putting the resources effort and customer care behind it does not make for decent company ethics
