Tenants beware - very inefficient maintenance service and Customer Services impossible to get hold of
Feedback to Response to ReviewThank you for taking the time to comment on my feedback I am a landlord myself and know full well that sometimes it takes time for contractors to visit source parts fix issues I am not expecting miracles and I know you have a lot of properties to maintain However what would represent good customer service is for your team at a minimum to acknowledge the request and give an expectation of when the contractor can visit or even if you don t know at that stage just say we are organising a contractor and will be in touch soon It s the vacuum that she has been experiencing on EVERY SINGLE CASE two of which are major issues she has raised which prompted me to write the bad review She doesn t raise cases just for the sake of it or on minor issues that she can live with These are REAL issues that need resolving If you were to put yourself in my daughter s shoes and also the shoes of everyone else who has left a bad review wouldn t you be frustrated that your requests for help just go left unanswered or take weeks for a response before your team even organise a contractor I also phoned your customer service line twice not for an emergency but just asking to speak to someone about my daughter s property but no-one had the decency to return either call My daughter has also called your phone line several times as she wasn t getting ANY responses from your Portal but again no-one had the decency to call her back I am afraid I personally don t recognise your comments regarding your stringent SLAs and high quality customer service I guess we should just put it down to bad luck and I wish everyone else who rents from you good luck as it seems to be a lottery as to whether you get a good level of service or not from Bread and Butter as can be seen by the number of bad reviews -v- good ones posted by other tenants parents Original PostOn the face of it this company looks excellent if you believe everything you read on their shiny website 24 7 Customer Service Team - absolutely not My daughter was woo ed into signing a Tenancy Agreement with this company as the house she and her friends were shown on the face of it looked nice and modern and looked in far better condition than the other housing stock she had looked at Funnily enough they are very communicative during the process of signing the Tenancy Agreement and completing all the necessary checks - do not be fooled They also offered a flexible tenancy start date different rent payment options and a no deposit arrangement which was appreciated That s where the positive review ends I am afraid If there are no problems with the property then you may have a wonderful experience If you do have problems with your property then you will likely regret signing with this company from the outset but by then you are committed so there is no way out They are IMPOSSIBLE to get hold of or get a response from On several occasions my daughter phoned the 24 7 number on their website and she was put through to voicemail not sure what all the customer service agents are doing during office hours to be honest She left a message No response She left another message no response What happens if you have a critical issue like a major flood or no hot water in the dead of winter The answer is nothing and tenants are left to suffer at the mercy of this company They have a Maintenance Request Portal which they encourage tenants to use if there are issues That s all well and good but the response to those requests is woefully slow and non-existent in some cases and when they do say they are sending out a contractor to have a look at the issue the majority of times the contractor doesn t turn up and tenants are back at the mercy of waiting for Bread Butter to respond to their no show message on the Maintenance Request Portal It must be incredibly frustrating for tenants to be at the mercy of this company It s such a shame as their business model sounds great if it worked and if they actually said what they did on their shiny website and provided an efficient and quick maintenance service I am sure they would get some positive reviews and repeat business from first and second year students I think they rely on income from a lot of international students who wouldn t know to check the UK-based review sites to see what they are getting themselves into so they have a continual captive market and don t need to try to up their game Sad to say this company is definitely one to avoid if you don t want the stress of not having maintenance issues resolved at all or in a timely manner

Worst Tenancy Tenure
Newcastle - NE6 Unpleasant service throughout the contract The house 8 Bedroom was refurbished for us but was never up to the mark Multiple leakages throughout the tenancy caused mould build-up After we let the agent know no reply for weeks We were asked to send messages through the tenant portal even for emergency cases The kitchen was right under the shower room and every single time the shower was turned on the water seeped through the floor and used to rain down in the kitchen The boiler used to lose pressure every day Finally the mould was fixed after nearly 3 months when new tenants were decided for the house Even while onboarding we were given a temporary house which was horrible - stained walls broken doors and locks broken shower area without a lock in the bathroom The CEO Victoria visited us and was very helpful in some cases and assured us that she would make sure everything works out from then on but apart from that the agency has just let us down Every time we messaged on the portal there was no reply for days Won t even start talking about how vague the replies were when we received any communication Completely messed up our council tax when we moved in Took us 2 weeks to set everything up again Now that we have moved out a month ago deposits have still not been released Upon calling the finance team no one picks up the phone I hope the agency picks up this review formally apologizes to us and compensates us for all the trouble

Avoid this Landlord at all costs - I was with them for my second year home at exeter and they didn t provide us any outdoor bins or half the things the inventory said would be provided Boiler was broken and we had no hot water for MONTHS in WINTER it took them that long to find someone to fix it and their communcation between us was incredibly lacking also the number of times we were not informed that there would workmen over was horrendous - I would often wake up to workmen in the house who were often rude did not respect the privacy of the girls in the house and never did anything more than take a picture of some mould which was never dealt with additionally at the end of the tenancy they tried to force a non fair wear and tear payment on us for removing a chalkboard that was on the fridge when we moved in saying that we had put it up ourselves - considering the fact the house was supposedly newly refurbished when we moved in and the chalkboard was there im inclined to say that these landlords are quite happy to lie as well All in all we had no outdoor bins for the entire tenancy despite the landlord saying they would provide us with some no forewarning as to when workmen would be over rude estate agents for viewings and no hot water during the winter Awful experience

The expectation is that my daughter and associated students are going to have to fix the central heating system themselves I am not sure how many us know how to attach and bind a thermostat which I would imagine should have been fitted and working at the start of the tenancy They have also been asked to ring the manufacturers of the broken fridge to somehow fix this themselves as well I would imagine there will be a response along the lines of use the portal which is currently not working But I have previously and so have the students occupying the property This contact goes round and round and round Look at the star ratings of this company on Facebook Google Trustpilot the experience of the vast majority is creating the very poor review ratings These are the norm If you are receiving a real beating on all the review platforms you are doing something very very wrong Its really not hard to have a heating system that worked from the start and a functional fridge Its also not hard to fix it No doubt will receive a long reply which basically says use the portal - numerous people have As you are using Trustpilot request the address of the property when you ask Trustpilot to verify this review and I will gladly share it Edit - In reply to your reply This has been going on since the start of term and its now November You have definitely asked to tenants to bind the thermostat which does not work to the boiler The engineers who came out have said the heating system does not meet building regulations The engineer one of many who came out to look at the fridge said it was broken You seem to make up the story up as you go along which looking at your replies is a common thread As predicted there is nothing constructive or useful in your reply It is just waffle and no doubt zero action You are therefore not fixing anything in a short amount of time You have had multiple contacts from multiple people to repair and have managed nothing I emailed you Campbell Properties Ltd directly via the portal on 01 11 24 at 14 38pm I have had no reply nor does anyone answer your phone As said - look at your reviews across all review platforms they are dire Do you really think you are getting these reviews for no reason My experience is most people will leave good reviews if your reviews are very poor you are doing something really wrong Its not difficult to have a functioning heating system if you had set up the boiler so it worked from the outset and a fridge which worked from the outset None of these are new issues as you know

Appalling customer service
Appalling customer service Am the guarantor for my daughter s house in Nottingham Because there was a vacant room in the shared house due to illness of one of the intended tenants which the company had been informed of Bread and Butter Collective moved an unknown male student into the house before any of the five expected tenants moved in There was no communication about this with tenants or guarantors My daughter moved in first on her own only to discover evidence of what she thought was an intruder or squatter on the top floor of the house Broken glass and bottle tops on the top floor bedroom floor and broken candles left strewn around The back door had been left unlocked and a downstairs window open She only discovered the top floor evidence after she had slept in the house on her own for a night She feared for her safety and called the police and then the rental company They then informed her that they had let the room to someone else She was shocked and distressed about what might have happened had she got up to use the bathroom in the middle of the night and encountered an unknown male who she did not expect to be in the house One of the bathrooms is broken The other one has a broken door lock So far the company have not fixed the bathroom or bathroom door Despite sensible attempts by my daughter and the other female tenants to find a solution the company is not responding in a constructive way I would not recommend anyone to let from this company Calling the emergency maintenance number or customer services has no effect Appalling and utterly incompetent

Disaster from start to finish Zero Stars
Son is at University and using this lettings agency for his and friends 2nd year accommodation Its been one disaster after another Their fully refurbished 3 story accommodation had a disconnected shower which when used released water into one of the bed rooms - this took weeks to fix One of the toilet doors won t shut properly if you want to sit down due to lack of space so door needs to be open no privacy Mould throughout the house which was papered over This is a major health issue due to the amount taking place Still not sorted Boiler didn t work throughout the winter and today they have replaced it Remember bills are included in rent so this lettings agency landlord pocketed a lot of money due to broken boiler Boiler replaced today which upon inspec4ion has actually tripped the electrics meaning sons freezer which we only just restocked for him has packed up due to lack of electricity So up to 100 food wasted Son expected to stay in for engineer visits losing time spent for lessons and studying or doing whatever he pleased All of the above and more yet this lettings agency decided that no compensation was necessary So word of warning NEVER EVER use thus lettings agency They are as big of a con job as the landlord

AVOIDMy daughter tried to arrange accommodation at NTU through this agency Once the documentation had been sent to them all we got were automated emails saying further actions were needed in order to get the keys Multiple calls and messages were left - no one replied Useless

They re not a scam
They re not a scam But they re pretty bad Don t expect them to answer they are terrible Not even unprofessional they just literately won t take your call Huge regret going with them Save yourself the headache Before moving in it is the worst decision I ve made so far this year Regret is a generous word Please please save yourself the trouble Save your uni kids believe the bad reviews

Don t ever bother renting with this
Don t ever bother renting with this company- THEY DO NOT ANSWER CALLS OR GIVE YOU ACCESS TO ONLINE PORTAL TO MAKE REQUESTS I was locked out of my flat for 4 hours because my key fob stopped working contacting them was a nightmare and somebody eventually came in the middle of the night to help me whilst I was stood on the street for hours The building itself is infested with rats the windows of my flat have never worked posing a fire hazard and fire risk due to there being no fire escape The heaters in the flat also don t comply to rental standards posing another fire hazard The only way they will contact you is if you miss a payment suddenly they are able to call you WORST AND UNPROFESSIONAL COMPANY Will be contacting the council and getting a solicitor involved to deal with this MESS I m also pretty sure any good reviews on here are left by staff members

Worst agency ever
This is the worst agency ever I m honestly shocked at how appalling they re treating tenants They have been ghosting me after I keep reporting that that someone has access to my apartment without permission which is so scary They refused to even change the lock This agency doesn t take tenant safety seriously they simply don t care so stay away at all costs
