I am still waiting for a copy of my invoice for house survey carried out on 27 6 24 for 28 Craigieburn Park Aberdeen AB15 7SG in the amount of 625

Disappointed

I ve used DM Hall many times over the years for my buy to lets and three times recently for home reports The first one was faultless as had been my previous experiences The second one was fine until they missed my email approving the Home Report and we were delayed a day getting the property on the market Not a huge issue but no acknowledgement or apology from them The third one was more of an issue as the draft contained 4 glaring errors - including wrong valuation described as a ground floor flat when it was upper reference to a single glazed pantry window when there was no pantry far less a pantry window and completely missed the coal cellar storage Errors were corrected quickly but again no acknowledgement or apology for errors Not the service it used to be

Valuation survey

There are 2 things that annoyed me The surveyor arrived late in the time span of 10 to 1pm 12 15 If thesurveyor on the day could phone me an approximate time knowing his work schedule this would be a nice thing The observation 12 on the report was wrong the facts data were not correct -lack of professionalism lazy Else very efficient service and would use again

Single survey home report

The survey was conducted in a efficient professional manner Our surveyor was courteous friendly My criticism wpuld be that the wording of some of notes could have been more thorough given fuller detail eg the stair bannister may not comform to current building guidelines this could have gone on to include that the stair bannister is an original feature of the house

Didn t ask enough questions about the property

No questions about when work was carried or age of certain parts of the house - ie windows replaced a couple of years ago yet report said they were old no questions about new plaster and paint work on ceiling as part of work repairs to chimney etc when report could and should have noted that 6 5K of damp proofing work and repairs to rotted roof joists etc could have been noted in the report as opposed to getting a draft and then having to send notes back and forth

House valuation

The inspection was carried out professionally and your personnel courteous and friendly However to charge 420 for an inspection lasting less than an hour and a single page report with minimal information on it is daylight robbery The valuation figure I was given was merely based on the market sale of a similar property recently sold for less than its asking price I have had some internal extension works done over the years Whilst I know extensions don t add the value of what you pay for them they must add at least some value I thought you were experienced valuers who were able to assess the actual value of a property so am disappointed

Fair or too strict

Appreciate the guy was just doing his job but seemed a stricter worse score on the home report than when we bought the place AFTER making improvements Worried this will affect the selling price Perhaps the previous report was over-generous

Feel like a lot of the number twos he put on home report were speculation by saying need to look into this further most about dampness and roof as I bought this only 3 years ago and wasn t as bad as that I feel Plus a old cottage from 1880 will have a slight dampness in this age

Communication between DMHall and our

Communication between DMHall and our appointed estate agent was poor Not value for money for the purpose of a reinstatement valuation when the property had been surveyed and valued a few months prior Why would a re-visit be required

On reading the report we notice several items that were given in a poor way One item was not included

On reading the report we notice several items that were misleading and on pointing this out one item was still missing from the report The energy report was not updated from the report I received when I bought the property despite the fact that I had upgraded the loft insulation since buying the flat
