We had a property in Seattle area and worked with Onerent for a month now Unfortunately we are terminating our management agreement with them The company is based in San Jose CA but they people we communicate with every day from leasing to maintenance issues are actually in Philippines They never saw our house or knew anything about our neighborhood Onerent sends out tasks including house showings to their mobile managers who were in Seattle area Based on what indicates from their job postings their mobile managers just needs to be available for the tasks without any experience One of their tasks is coming to show the house to prospective tenants without knowing anything about it My husband and I happened to stop by our property to drop off the keys and saw three groups were waiting at the property for house showing under the heavy rain We felt very bad for them we couldn t let them in because it was not our job to do I later sent an email complaining about their mobile manager coming late for their appointments but Onerent totally ignored Onerent does things following their orders and we respect that However we mentioned on the first day that we needed someone to take care of the yard before putting the rental listing on market They totally ignored our concerns and listed it on the market right away Our yard was like a jungle when the showings happened After the renters signed lease they came in to do another inspection and then rushed us about the yard cleaning They even required us to clean the house before the tenants moved in without knowing what current state our house was in giving us a quote of 380 for a cleaning service Before deciding to lease the house we already hired someone do a deep cleaning There was nothing much there to clean but they required us to have a cleaning service I ended up stopping by to vacuum the house for 15 minutes in order to save us 380 If your house needs to fix anything they will make sure to have someone licensed and insured coming to do the work because they can select someone like that online However how much their vendors charge is a real problem Our house needed to install 4 smoke detectors and 1 CO detector Besides the labor charge from their vendor we felt that it was a little expensive for the material charges but we thought that their handyman might buy expensive brand name stuff so it was fine We had them install 1 CO and 4 smoke detectors but the charged 219 for the materials alone After the work was done we stopped by and checked on the models of the materials surprisingly only 23 per CO detector 6 per smoke detector from Home depot We later told them to ask for their vendor a receipt invoice of material purchase but they refused to provide saying their vendor purchasing things online in bulk In bulk but 3-4 times more expensive than regular retailers How ridiculous is that This is what Onerent said regarding this issue Please be informed as well that they are our third party vendor and we don t have control on their pricing or quote This is what Onerent said before this problem happened -Yes as per the contract it is on Owner s discretion if you want to set up a Smoke Detector it is your will if you want Onerent vendor to install it We have the best handyman for that with a reasonable quote When things did not go with what they advertised they said that they had no control over it Later on we lost our trust in their vendors They had someone coming to quote our yard cleaning for 775 and we ended up finding another landscaper cleaning for 600 They also had someone estimate for spraying the ants in our front house area for 278 while we had someone else doing the same for 44 If we have to keep looking for an affordable vendors taking care of things at our property what is the point hiring them as our property manager There are a lot of licensed and insured vendors out there the important part is that you have to know how to get an affordable and reliable one I do not think Onerent is good at this Their technology does not know the neighborhood well and does not have a connection with good vendors Especially they don t have an actual property manager in Seattle area Not to mention the person always communicated with us on maintenance problems was actually based in Philippines Traditional local property management is much better on finding you a good vendor One last thing we noticed a mistake on the contract lease indicating our property did not have a smoke detector while we had one and asked them to fix it The smoke detector was installed before the contract lease created They refused to fix saying the smoke detector was listed on the move in inspection report The contract WITH tenants and Onerent signatures and the move in inspection report WITHOUT anyone signatures were totally two different things we weren t sure how they came up with that explanation We really did not feel at ease by hiring them as our property management

Polite but completely disorganized
After seeing a promising-looking condo rental listed on apartments com I called the number associated with the listing I was answered by a friendly representative who helped me set up a showing for 12 30 the following day I immediately got a text saying my showing had been booked but I confusingly also got a second concurrent text stating that I already had a showing booked for that listing and asking me to confirm whether I wanted a second showing of the same place I was still on the line with the representative who told me I could safely ignore the second erroneous text which I did Fast-forward to 11 30 the day of the showing and I got a text stating that my showing had been cancelled because I hadn t confirmed my appointment I immediately called the number and a representative quickly helped me confirm the showing manually so that it could go ahead as originally scheduled Slightly before 12 30 both the agent and I arrived at the condo for the showing The owner of the condo was present and was surprised to see us -- she stated that she had cancelled her contract with onerent three days previously a full two days before I even scheduled the showing Clearly nothing is kept up-to-date in the onerent internal system because nobody was aware of this Not the field agent who tried to show the condo not the customer service rep who later called to ask if I would like to reschedule my cancelled appointment not the system that afterwards texted me asking whether I liked the place I had just toured Very disappointing

Okay but terrible communication
In the beginning we appreciated working with Onerent because everything was online easy and automated However communicating with them is a nightmare When you submit maintenance requests they will consistently overpromise and rarely deliver - We ll call you back with an update by the end of the day or we ll send out someone to fix that today are common offenders I suspect they have a script that requires them to promise a timeline in which they ll follow up but those promises are only met 10-20 of the time Recently I spent two weeks trying to get an update on a single issue I can never speak with the same person call center and the single person who is familiar with my ticket doesn t consistently follow up on the requests for a callback So not only are they terrible about following up with tenants but their internal communication is clearly awful But wait there s more They have ZERO qualms about hounding you when they want your attention They will contact you three times in the same day to repeatedly confirm that you intend to follow through with a scheduled appointment In the midst of chasing answers to my maintenance issue for example I attended a Onerent showing for a different unit and they had PLENTY of capacity to contact me incessantly before AND after the showing to confirm my attendance and encourage me to apply I didn t When things are going well Onerent is fine But communicating with them is such a source of anxiety and frustration that I have no intent to rent with them again

I just moved into my new place and I
I just moved into my new place and I can already tell it s going to be a rough year with Onerent I was told they would be cleaning the apartment prior to move in and doing an inspection and fixing broken lights touching up paint etc Upon moving in I realized they hadn t even touched the apartment Stains on the walls cobwebs layers of dust It was honestly very disgusting To get any answers from them is damn near impossible because you have to call their call center and they always need to get more information and call you back then I end up calling THEM back They gave me about 6 different keys all in an envelope with no labels as to what they were for They left garbage in the kitchen due to not cleaning it and were not diligent in informing me of important information such as my car space number Overall very disorganized company It is clear as day that they are a start up and have MANY issues and bugs to resolve

They definitely don t inspire confidence
They are quite disorganized the website isn t very user friendly difficult to edit personal info no direct links to the other listings they are attempting to recommend etc I ve had to repeat most of my information multiple times over the phone online and in person to them and the techs don t seem very well informed themselves all of which makes it increasingly uncomfortable to give them the extreme breadth of personal information that they require The woman who showed me the property wasn t exactly friendly and repeatedly calls me to push me to get things done even though I ve given her a specific timeline for when she can expect to receive my forms Maybe she s just having a junk week I d only use them again if I didn t have any other avenues to explore

Lots of boasting and misleading presentation
They have reached out to me to list my property for rental Made lots of promises including the followings 1 we already have people interested in your property 2 we have a professional photographer 3 we do individual evaluation of your property 4 we always rent it in less than a month And well all of these turned out to be lies None of them were correct All they do is to list your property on a few listing sites that you can do yourself and answer inquiries And the quality of them handling the inquiries is definitely not as good as how you do it I have to pay them 250 to pull out of our agreement after two month to then be able to rent it myself Lesson learned

Time wasters
I lost out on renting a home and they kindly offered me 3 similar properties initially I was impressed However when I called to see how to get pre approved I was told the next property was already under contract but would I like to see it anyway I was appalled Then when I inquired on Zillow they said it was available booked me an appointment for tomorrow Low and behold I get a message tonight saying it s gone and cancelling my viewing Really They mess people around and obviously mess landlords around When you call you are connected with someone who talks English at you but dosnt understand you Waste of time stay away

I have been using OneRent for my condo rental for 2 years now I had been reasonably satisfied but recently have had repeated service requests The most recent was the need to replace a kitchen faucet that retails for 189 Their parts and labor estimate came to 1299 86 I will be shopping around

Takes forever to get a response to a question Often times when I do eventually get a response the information given to me is incorrect and needs to be fixed It has been incredibly difficult to arrange basic things like visiting the apartment to take measurements for furniture The mode of communication has overall been less than professional for instance leaving a indecipherable voicemail with important information without also following up with a clear email

These guys are INCREDIBLY disorganized
These guys are INCREDIBLY disorganized They ask for the same information they already have - forwarded emails copied texts etc that they ALREADY HAVE Many issues they let drop until you bug them about it over and over Keeping up with these guys is a serious task Their website is slick and works well and their people are typically friendly but honestly if you see their name on anything just avoid them - guarantee they will cost you just to pick up their slack
