Adequate but costly service but avoid their recommendation of a solicitor

I used the Forest Hall branch of this company Whilst Joanne provided an adequate service there was very little follow up after the buyer for my home had been secured and in the end I did most of the communication between the various parties for my sale and purchase As for value for money I am truly appalled at the amount I paid for someone to view my home take photos of it put it on Rightmove and basically wait for people to respond to the advert There are no specialist skills required to do this job and sellers undertake their own viewings with prospective buyers How this justifies 1 500 VAT 1 800 I just don t know However what concerns me most about this estate agency is its recommendation of the services of a solicitor Taking up their recommendation was a huge mistake The company I was allocated to deal with me RAW Clark charged exorbitant fees and costs for items such as file storage of 40 VAT for both sale and purchase This is what they are supposed to do with your information not charge you for it What really upset me though was the fee for searches of 426 when my son moved to the same estate last year and his solicitor charged 230 for all of the searches When I delved further RAW Clark wouldn t disclose the name of the company to whom they subcontracted this service and their explanation that this particular company provides a premium service for searches and hence the high cost is just not true There aren t grades of service for searches When I challenged both RAW Clark and Pattinsons about these issues their responses were defensive unwilling to accept any criticism of what was being offered and hugely disrespectful Please therefore be aware that there are estate agents which offer a better level of service at lower fees and DO NOT take up Pattinson s recommendation of a solicitor Find your own and thoroughly check out the fees for all of the services that they will be carrying out for you I secured a solicitor at two-thirds of the price of RAW Clark

Unethical Auction Practices - Blyth Branch

What a difference 18 months make After a recent incredibly poorly managed auction by the Blyth branch I no longer trust this company to carry out a fair and transparent transaction Moving auction dates giving no time for the legal pack to be checked allowing other bidders to drop out at the last minute and allowing lower bid increments than listed in their T C s It s all very suspicious and it s not the kind of business I want to be dealing with If and it s a very big if I purchase any further properties through Pattinsons it will be via head office not the branch Previous review from Jan 2020 We have bought a number of properties from Pattinsons over the years and their service just keeps getting better Our latest one with the Blyth branch was a breeze It was an auction property we bought before auction and unlike some others we looked at had reasonable fees attached to it Caroline was an absolute pleasure to work with and Terri holds the Crown as my favourite estate agent Keep up the good work guys We will be back for more

House purchase doomed by negligence

My cash offer on a property was accepted in April but I found out a month later after some delays with funding that after I told Pattinson to instruct Gordon Brown Law on my behalf Emily at the South Shields branch actually sent the notification of sale to a conveyancing solicitor WHO HAD LEFT THE FIRM SOME FOUR YEARS PREVIOUSLY Naturally the instruction was never acknowledged or actioned since there was no-one there to read the email and up until two days before we were gazumped and unbeknownst to me at the time I had no representation whatsoever and my side of the conveyancing process had not progressed one iota despite the fact I was repeatedly assured by the agent that everything was on track and that contracts were being drafted When I found out about this I frantically instructed the solicitor myself on the phone but by then it was too late the seller of the place my wife and I were trying to buy accepted a higher offer which was beyond our means I also found out that viewings had been ongoing even after my offer was accepted and it s hardly surprising since the seller s solicitor won t have received any legal correspondence as there was no-one acting on our behalf No apology was offered by Emily so on 11 May I emailed a formal complaint to her boss Keith Wallace Manager at the South Shields branch to which I have received no response as of almost two months later Needless to say I m not quite such a na ve first-time buyer now and when subsequently purchasing another property through a different agent thankfully I made doubly sure the solicitor was promptly instructed there and then Gordon Brown are currently Pattinson s go to conveyancing firm so how on earth people that know property can remain totally ignorant of the fact a solicitor to whom they d presumably been emailing notifications of sale on a regular basis for four years hadn t even worked there the entire time is beyond my comprehension It s only my situation which apparently brought the matter to light and I have to wonder how many times this has happened before and whether it will happen again Emily s attitude concerningly implied that it was the solicitor s fault for leaving the firm my fault for not realising there was something amiss or GBL s mail server s fault for not bouncing the email back In any case I allowed eight weeks for some kind of private response or apology from the branch manager before writing a negative review but I received nothing Update Three months after my initial complaint my concerns were finally acknowledged and addressed in an email from the Finance Director who took my criticisms onboard and assured me that measures have been put in pleace to guard against similar errors being made in the future I was also given a voucher by way of apology In recognition of this I regard the matter as closed and have increased the rating from one to two stars

renting a furnished property

We rented a furnished property through Pattinsons and did not have a good experience They appear to advocate and favour the property owner - As a renter we felt we were very much an after thought They were very quick in taking a deposit for the property but after this very little contact - we were told it would take 2 weeks for references to be completed it took nearly 3 weeks with very little communication from them - we had no idea if we were going to be able to move in We were told initially that we could move in on 6th of May and later on was told it would need to be after the 15th of May since this was the first available date a gas engineer was available Even then no estimated move in date was given it was some date after the 15th - this can be quite stressful when you are between homes and you need to arrange movers etc - no empathy or understanding from Pattinsons - it was very much this is the situation deal with it Maybe better to ensure the relevant gas certs are in place before you advertise a property The other thing that annoyed us was that in the advertisements there were images that showed 2 TV sets - as a fully furnished property we expected these to be included but they were taken out before we moved in we felt this was misleading and a classic bait and switch scam We were not permitted to see an inventory before we had paid in full 1 months rent - but when you are paying for a fully furnished property you need to know what is included in the rental - The one good thing we liked was that someone from the estate agent agreed to meet us at the property to give us the keys instead of us having to go to the estate agents They are probably great to deal with if you are a property owner but as a renter the people that actually pay the money the experience was poor

Jason was a lair and missed the appointment

Jason is the office branch manager in Jarrow area I made appointment at 11 30 with the staff named Jason However he said he was too busy to come in time so asked me to view another one with him at 12 30 however when I was there at 12 30 but I did not see him When I phoned the company and asked why he did not be there and the company told me that he was left because I did not be there He was definitely a professional lair because I kept the video record to prove I am there Pattinson is a big estate agent but why allow lair worked for them I come from Birmingham and it wasted me 7 hours driving Not trust Jason if you have appointment Be careful if you have appointment with him He must wants to back home to watch the football Newcastle to Liverpool today Very bad guy

Disappointing service letting flat

Disappointing service to rent out my flat First proposed tenant had not had previous landlord references verified and was still being pushed through Another nearly three weeks passed and another tenant found but caused significant financial loss through their inadequate process and only offered 100 off the fee Very disappointing and dubious referencing would make me avoid them in future

Terrible

I would have given Pattinson more stars but they recommend a conveyancer and I was ripped off Do not use any solicitor that Pattinson recommend I ended up paying more than double the price that I should have paid Terrible experience
