I feel cheated and destroyed by Prosperity I have invested into 5 properties with Prosperity this was my retirement plan and something to leave my 4 kids and my ex-wife after I am gone This was sold to me as very safe plan whereby 50 is paid over 2 years and the remaining 50 is collected from guaranteed rent over 5 years After which rent generated will be mine and this was I planned to live off as I have no other source of income and I am almost 60 years old Prosperity did not owner their commitment at all and started changing the plan after receiving 90 of the initial 50 They informed us that the letting agency they were dealing with has left the market and rent is no longer guaranteed and it is not their responsibility They introduced another letting agency that charges for their services while it was supposed to be free offering poor management and making many errors More over the rent generated is so minimal that it will take 10 years instead of five to cover the remaining 50 The tenants are of very low standard and no one knows if they will pay or not I understand that the property is not worth what they claim it is worth and selling is not an option due to the lack of interest of any investor I feel very cheated and destroyed I have lost all my money and have no retirement scheme and I am not sure of how I will survive after the 5 years Prosperity refused to make any consideration to rectify their error and misguidance and misrepresentation

I purchased an apartment off plan through Prosperity completing in late 2018 The instalment payment process worked really well but completion was stressful as it was delayed by many months with little communication and a string of implausible excuses The quality of the build and location were good but more problems emerged when I decided to sell the apartment several months later Local authority searches revealed some issues that required indemnity insurance but I was really surprised that I needed to obtain a Deed of Variation from the new freeholders Prosperity sold the freehold soon after the development was completed This is necessary for any future purchaser to obtain a mortgage - so difficult to sell without it This has significantly delayed the sale and has cost me 1100 This is in addition to the fees of over 400 charged by management companies just to confirm my details I contacted Prosperity about this but have yet to receive a response I haver now received a telephone call to say that Prosperity are investigating This is not a theoretical problem - my buyer has clearly stated that he will not exchange without the Deed of Variation Indeed I have just paid almost 1100 and have been informed by the landlord that this charge is made regardless even if the transaction doesn t go through In view of the long delay this is a strong possibility so I will be left in the worst situation no sale and an additional large bill

I am overseas investor thought UK is the safest investment country But unfortunately the company has sold the property on false promises Moreover nobody replies to your email or phone call I do not know what to do I totally agree with all the clients who posted about the false promises made by Prosperity Also their communication commitment is for just selling the property there is no response from even their founder after several reminders They are not bothered about that client made an investment at least they should respond Parkwood court 65 SrikantThanks for your reply but unfortunately your company persons do not respond to emails or phone call still the rental income details are not appearing on the statement The flat has been let for six months no update on the rent received There is no response from prosperity or lamontestates Do you guys respond only on Trust Pilot My Flat number is PC -65 at least let me know when you will update on the rent received update the account statement Six months too long time that you have not been to collect the rent from Council it was your decision to let it to Council I have also been charged letting fees 250 GBP for the same

Bad Poor Service and misleading PromisesSince I had posted my review I got an apology reply as expected since I am sure Prosperity kind have to trying to save their image However the reply promised that someone will call me to discuss not only no one called or emailed or anything they actually failed to take my call call back or reply to emails Everyone suffers the same set of problems Misleading information of 50-50 with guaranteed rent over 5 years covering the second 50 Late low rent and poor management of rentals Yet Prosperity seems to hide behind the claim that LetME pulled out of the market and their offer of guaranteed rent was correct at the time of advertisement This makes LetMe part of their offer and their responsibility We subscribed on these terms Prosperity do not seem to genuinely care or want to resolve matters they do not seem to care or understand that this investment is everything for some people and this outcome has destroyed dreams and future for some us like myself They seem to be too busy defending their position so they sell more I never expected UK laws or UK ethics can go so low in protecting individuals

Terrible experience with Prosperity having purchased a unit in their Parkwood Court development Lack of communication and full of broken promises Bought the property on the 50 50 plan so 50 of remaining balance was supposed to be paid off by the 10 Guaranteed rent - what has happened to this guarantee now I am left with a property that has not been rented out having to pay double the ground rent than planned council tax because it is not rented and above all this - rip-off service charges from Inspired Property Management Paying double than originally stated by Prosperity I urge other investors to get in touch jayparmer69 yahoo co uk

Do not take out an investment with this company unless you want to lose money and wait years for completion I read all the advertising promises for my apartment in Keighley it sound a sure deal Currently 18months of no let and charges for council tax ground rent etc having to be paid Despite frequent emails nothing is happening the price has dropped and it will take several more years to complete Be very wary

Good developer no doubt as an investor you ll be ok just don t work there treat staff rather poorly Asked for a sabbatical after I d recently lost my partner and now can t get a response regarding the small amount of pay due Poor form for a firm I thought were focused on ethics if I m honest

On the whole Prosperity have some good ideas especially on the financing of purchases However their administration sometimes leaves a bit to be desired Lack of response from certain departments and certain managers is common Having said that I must praise Angel in the support team as she has always answered my queries quickly and fully

My Experience with Prosperity has been pleasing I had a direct point of contact Julian who facilitated my purchase and answered all my queries Was a bit disappointed with the delay of my 2 bedroom at B1 development but this was overcome by the property being tenanted upon completion at a rate my higher than expected I would highly recommended their Birmingham developments as their finish is too a very high standard
