Couldn t deal with all aspects in the sale of my flat so I had to appoint an EXTRA solicitor at my cost Also their fee structure is so misleading set fee but then if you ve a mortgage they charge extra if you ve a lease they charge extra and to open your file is also another extra 100 If I d have known they couldn t deal with all legal aspects of my flat sale and exactly how much more I d end up paying them I d never have chosen them

I would give less then 1 star if I could 5 days later we have still not received our funds from our house sale getting no answers off anyone ive been told it was sent Friday to be told Monday it wasn t this is totally un acceptable Still have no idea were our funds are or when we will get them

Used JS Law to assisted with the purchase of my property As a first time buyer I didn t really know much the process was very stressful Meg who was the solicitor that was dealing wuth my case seems inexperience and wasn t really able to give that resurance One example was stamp duty she wasn t sure if i needed to pay I had to use internet to get the information I am also still waiting for a copy of my lease agreement Poor service

Ideally I would give zero stars No communication no reply to calls voicemails emails and whenever I did hear anything it was the same one line answer of waiting for answers to enquiries for months on end I even spoke to my solicitor and explicitly asked if something had happened and was told no even though I had the email chains showing he had been contacted He would also audibly sigh whenever I asked a question Any action would miraculously happen immediately after I called them but never before I was not informed of delays or the reasons why or told that the seller had debt secured against the property I had to update the sellers and management company and find solutions to issues myself Even on the supposed day of completion no-one contacted me to let me know we could go ahead and there was no answer from even the main phone number all day I had to chase for two days to find out that I could have collected the keys but no-one thought to tell me My mortgage advisor was horrified by the total lack of service and neither of us would ever advise anyone else to use JS Law I even complained at one point after my conveyancer refused to give me his manager s details and even then received no acknowledgment at all

Unfortunately not a great experience with this company individual for us Selling my late mothers house myself and 2 siblings The website is not setup for multiple sellers even though we each had our own login we would get a message to complete an action which would close out if any of the 3 of us opened the message Hidden Charges not great late notice of additional charges on the day of exchange not great incorrect financial statements and incorrect balance paid after sale Not great Continually chasing to get things resolved This is still not resolved on the day of writing We felt we could have done a better job ourselves

Poor communication Incompetent Attempting to purchase first house and we are still waiting seven months later with no end in sight Little to no communication from solicitor Attempts to contact result in going to voicemail Conveyance solicitor changed during process Taken so long we had to resend our financial information Enquiries not being answered and incredibly slow No urgency This has been an utter nightmare Do not use this firm

Awful awful experience with JS Law They were slow incredibly rude and unsympathetic towards first-time buyers who had questions about the process We went through multiple conveyancers who could not care less about you if they tried The amount of stress they caused me made me poorly I cannot recommend enough for you to go ELSEWHERE They do not respond to you I had to tell them I was driving into their office to speak to them in person 4 hour one way journey before anyone got back to me We almost lost our house sale because of how slow they were Also check their other trust pilot page where all the negative reviews seem to be BE WARY

Now the company has cancelled all my documentation because it doesn t believe my email address and then later this afternoon it has now request for MY DEAD FATHER to prove who he is This is a company gone mad DO NOT USE UNDER ANY Circumstances

Completion was September 2021 In mid 2022 realised our purchase was not showing at Lan Reg Wrote to JS and was told post completion team would deal Still not registered early 2023 Sent a complaint to JS not answered Land Reg advised only received application to register OCTOBER 2023 Three years after completion Have now written another three times to JS for an explanation To date no reply We cannot get loans complete our wills because it s not registered Hopeless Update - It is now the 16th August Complaint still not answered Property STILL not registered with Land Registry

Do not use this company My buyers did and the conveyancing has been so slow I am thinking of walking away from the sale My solicitor regularly states that they could have done x a long time beforehand They may be cheap and you don t pay if no move but shame if you lose the purchase because of them
