Deposit money taken too soon

The large deposit funds were taken way before exchange date was agreed Seemed that the process was delayed for no reason

Would not recommend to anyone

Would not recommend to anyone JS Law have a fancy customer portal which initially seems quite good but really acts as a scree to mask the incredibly bad customer service poor availability and general incompetence My case was dragged out for an initial estimate of 3 months to taking nearly 18 months My case was a leasehold rather than a freehold so it was marginally more complex than most cases but by no means a super complex case and they dealt with this terribly - managing relations with the mortgage provider the sellers solicitors the estate agent and the management company in a terrible way I often had to take about 30 minutes out of my day to try to speak to somebody on the phone - as you don t have a direct number for your case worker and have to go straight through reception Additionally the workers treat you with contempt and often go on holiday at crucial dates without telling you Post completion support has also been terrible and all things considered the price was not good

Chain-Free Sale That Lasted 8 Months

This review is only 2-star because without JS Law the sale wouldn t have gone through 8 painful chain-free months on I regret taking their conveyancing services which are linked to an estate agent The e-way portal looks great but it hides the lack of response and communication potentially lost paperwork regarding identification verification and lack of knowledge about dealing with the sale of shared ownership property I ended up having to do follow up myself and I felt like the conveyancer didn t act unless prompted I had expected that paying professionals to do the job would help with a sale that was chain-free but that really wasn t the case Would not recommend this company

No or very slow responses

Although the purchase went without a hitch we found the lack of response to emails and most of the calls going unanswered to our solicitor quite poor When we did manage to get a response the solicitor or one of her team were friendly and professional but getting a clear answer wasn t always possible and we kinda had to drag the answers out of them with a I guess so often as answer On the day of exchange we had to chase multiple times for them to complete the transaction and it was past 4pm before it was finally completed Our purchase was straight forward without a chain I don t want to know the additional stress with a chain

Appalling Service

Appalling Service This was a no chain sale for a first time buyer with an agreed mortgage The JS Law website indicates that these sales would be likely to be less than three months to complete It took nearly seven months to complete on this simple sale This company actually adds to the strain and stress of buying and selling It was clear from the outset that the conveyancer had zero skills when it came to organisational abilities Numbered enquiries would be posed to the sellers solicitors who would send replies but JS Law had no system in place of acknowledging logging an answer or even reading them Thus weeks went by with no action whatsoever from JS Law until they were chased then they would ask the same questions that had previously been answered Everything was actually done to prolong the whole process by failing to read answers and repeatedly asking the same questions they had received answers to months earlier They managed to miss the exchange date twice Buyer and Seller were both keen to finalise it was only JS Law that was determined to slow the entire process down and drag a no chain straight forward purchase into a lengthy and highly frustrating experience

Poor and slow service

I would not recommend JS Law They took forever with my conveyancing more than five months because I was told they were giving priority to customers who were attempting to get in before the change in stamp duty Obviously all customers are not equal I have finally received a withheld sum of money The sale of my flat went through in Aug 2021 I received the money almost one thousand pounds Nov 25 2022

Completed but took ages

Thank you to Halima for managing to finalise the sale by the skin of our teeth before the mortgage offer expired I was so pleased that we finally managed it However I did feel that things were perhaps not treated with enough urgency earlier as there was no chain but it took 7 months to finalise the sale I do realise that I was not the only client Halima was dealing with and that we did initially have a problem tracing a copy of the lease document but felt that the case could have been dealt with in a more timely manner

Full payment made but yet to get the keys

They ve had 2 months now since full payment and contracts are yet to be exchanged All days ever given were never accomplished and we are still waiting

Communication does not exist

I m in the process of buying my first flat and JS Law were recommended by my mortgage advisor The whole process has gone on a lot longer than anticipated which obviously isn t necessarily their fault but the communication throughout has been like pulling teeth I m currently on my 4th conveyancer with them but that s by the by when I can hardly get through to the one I have Calls go unanswered my emails aren t responded and voicemails have been ignored When I do manage to get through it s not all plain sailing though because I m told I ll receive a call back which either never arrives or has so little information it s useless I think it s very close to completion but honestly I can t say

Wouldn t use again

I wouldn t recommend JS Law to my friends and family My estate agent recommended I use them and bring a first time buyer I thought it would be easiest option I looked at reviews beforehand and saw a mixed bag so gave them the benefit of the doubt but I wish I went elsewhere There was no chain either side yet I had to chase everything Even 2 weeks before my mortgage offer was due to expire I had many outstanding actions Nothing was really explained to me just received actions on the portal I finally completed and exchanged on the day of my mortgage offer expired which was so unnecessarily stressful and took the excitement out of the whole process I was in contact with my mortgage company having to get my offer extended as a back up as I couldn t trust everything would be completed in time
