Updated 23 July 2022 In July 2021 I made a review of this company here on Trustpilot Since then a lot of new things have transpired in the still-ongoing case On 21 June 2022 the owner of the company made a reply to my 9-month-old Google review of the company In said reply an Alex Dagil Co-Founder of Rent Hero among other things made the following statement I m addressing your rather serious allegations here for others reading it we haven t lost any GDPR case and we win 99 of our cases regarding rent-level Allegations is a curious choice of words as it implies opinion rather than fact Fact is on 14 September 2021 the Danish Data Protection Agency Datatilsynet ruled on a complaint I submitted regarding this company In their decision Datatilsynet expressed criticism of Rent Hero ApS for failing to comply with Article 15 3 of the General Data Protection Regulation in short GDPR The article concerns a registered person s right to insight in what a company has registered about said person The company repeatedly ignored my request for such insight hence the criticism Naturally I have kept a copy of the decision for validation purposes should Alex Dagil decide to once again report my Trustpilot review for defamation and or for not having had any real contact with the company My review of July 2021 is still accessible on here after it underwent verification by Trustpilot As for winning 99 of our cases regarding rent-level On 28 October 2021 the company owner gave the following reply to another 1-star review on Trustpilot We have not been contacted by Forbrugerombudsmanden and there s nothing illegal about our business Well on 12 July 2022 the Danish Forbrugerombudsmand Consumer Ombudsman sent a written Orientation Letter to the company a de facto warning letter In said letter the ombudsman informed the company that according to the Danish Law on legal Guidance including article 2 5 legal advisors are not allowed to take payment as percentage of any dividends including no cure no pay practices but must charge their clients clearly defined hourly fees With reference to the company s repeated claim that they win 99 of their cases the ombudsman informed the company that putting forth false statements about their business is in violation of articles 5 and 6 1 of the Danish marketing law and may result in a fine The ombudsman also wrote that they may open an investigative case on the company if they receive more complaints On 19 July 2022 I received a reply to a request for insight from K benhavns Huslejen vn Copenhagen Rentals Board As per the reply Rent Hero ApS has brought 397 cases to the board of which 246 have been closed Of the 246 cases 1 case was a request for internment by the appeals board into a national court case5 cases were rejected3 cases received shared favor ruling37 cases were ruled in favor of the landlord 49 cases were shelved2 cases were returned for renewed assessment148 cases were ruled in favor of the tenant1 case was ruled partly in favor of the tenant - case resumedNo matter how you twist and turn the figures they do not provide a 99 win rate The company owner s nonsensical and self-serving statement that they count settled cases as wins does not change this According to Article 7 of the Danish Public Administrations Act of 24 February 2020 any person or entity can ask for access to information documents etc concerning the work of public authorities Thus any one person or entity can verify the above by writing the agencies in question i e Datatilsynet Huslejen vnet and Forbrugerombudsmanden The Huslejen vn has also released to me several verdicts on cases brought before them by Rent Hero which give some occasionally quite amusing information In one case Rent Hero ApS request for decision on an AirBnB rental was rejected as was their subsequent appeal In another case the tenant ended up having to pay more money to the landlord because the landlord had charged too little in rent I doubt Rent Hero ApS paid the difference One of the perks of living in Denmark is that you have right to access to a wealth of information You merely need to figure out whom to ask Brief update 14 01 2023 Pertaining to the rebuke that the company has many cases in other cities than Copenhagen I asked a bit around I got the following answers Aalborg Kommune 4 cases 3 in favor of the tenant 1 closed without decision Aarhus Kommune 8 cases 3 closed without decision 2 in favor of the tenant 2 in favor of the landlord 1 in favor of bothOdense Kommune No known casesIt thus stands that even with their special counting procedure their win rate is nowhere near 99

Disclaimer This company has brought a case against me which is ongoing Naturally that pits me against them and hence I am critical of this company from the onset Their factual behavior and business model warrants criticism by itself though The company claims to be the heroic ally of tenants and to fight the tenants fight in their allegedly disadvantageous struggle with evil landlords The truth is a bit more complex Looking at their business model you will find that they target primarily foreign tenants in Denmark Their premise they help tenants get back their rightful money from overreaching landlords whereby Rent Hero claims a 50 commission on a no-cure-no-pay basis Their modus operandi is the good-old let s throw some law texts at them to intimidate them whereby they seek to force landlords into negotiations to get the landlord to concede money The company can get rather creative when it gets to the justification for such concessions If this does not work the company brings the case to Huslejen vnet where lenient rules towards tenants and their representative result in few economic risks for the tenant even if the Huslejen vn fully rules in favor of the landlord the tenant will not be fined anything Conversely a landlord who brings a case to the Huslejen vn my be forced to pay a de facto fine This creates an impetus for Rent Hero to bring as many cases to the Huslejen vn as possible so as to maximise their chance of profit Year-to-date they have brought 85 cases to the board Curiously a licensed lawyer firm Rent Hero is not a lawyer firm and Mads and Alex are not lawyers is prohibited from practicing this type of business model as it creates an unhealthy incentive for taking on even the most desperate cases If Rent Hero wins a case they will take a chunk of your money - much more than a real lawyer would cost you Example Rent Hero brings a claim of 30 000 DKK and wins it They will take a 50 commission which is 15 000 DKK A real lawyer might cost you 6 000-10 000 DKK and if you have an Indboforsikring the insurance may cover a good deal of that fee Searching online you will see that the owner is prone to emotional and ad hominem attacks on anyone who dares criticise the company citing complex rules He is not wrong about the complex rules However this is precisely the purpose of the Huslejen vn to give the layman a fighting chance against professional landlords You can easily bring your case to Huslejen vnet yourself by writing the K benhavns Kommune attaching the lease contract and stating what you want them to look at e g the rent level deposit etc The Huslejen vn will assess the case according to laws and regulations and make a decision for which they have the mandate unlike Rent Hero You do not need to have legal experience to bring the case to them and can write them in layman s terms Thus the real question you ought to ask yourself before you contact this company is this do you want half your money quick maybe or do you want to wait a few months to have all your rightful money if any returned to you Make no mistake - in spite of their heroic and altruistic professions they put hero in their company name Talk about hubris Rent Hero is not on the tenants side their incentive is purely economical Alas In the land of the blind the one-eyed man is king I could go on about how they make claims and assertions based on little documentation and no attempts at illuminating a case beforehand or their apparent general sloppiness E g in my case they wrote me that according to the contract which they did not give me insight into when I requested such seemingly in violation of GDPR the tenant had leased 53 m2 The numbers in the contract I signed and have a copy of says 56 m2 They also claimed that the lease contract was not authorised Only later did I learn through the Huslejen vn that the version of the lease contract Rent Hero had obtained had no information on the tenant at all and was not signed by either party still the Huslejen vn accepted it so much for an even playing field Update So on 14 September 2021 the Datatilsyn made their decision on my complaint and expressed criticism of Rent Hero s handling of my request for insight cf GDPR When I wrote Rent Hero on 15 September asking them to comply with the decision I was told that they were just about to write me Yet here a good two weeks later they still have not responded formally to my request for insight I can fully document this claim Should Rent Hero once again report my review I will gladly - yet again - document my review and experience with the company to Trustpilot

Really poor legal advice

To anybody reading this RentHero has tried block review but it has now been verified by Trustpilot Please do not believe all the positive reviews here as RentHero RentHero has changed its answer several times which is also sort of funny - like they cannot agree with themselves which lie to tell Rent Hero offers really poor legal advice In our case it left us without housing and with a long case which we did not win Afterwards we learned that we did not need them but could have submitted the claim on our own for free less than 500DKK RentHero however denied us to quit our contract with them and we were stuck without a solution Please also read the warning from official actors like the nationwide Danish tenants Organization LLO They write on their website Warning Cyber based companies like Rent Hero or Rent Guide offer help online If you choose letting them represent you you will pay an excessive amount of money if they win your case LLO is not a competitor to RentHero They are an honest UNION protecting tenants legal rights So while you are thinking that you have put the screws to your landlord - really Alex and Mads have put them to YOU and ruined your relationship with your landlord Read more on LLO s website or google RentHero and you will see the warnings and advices - Answer I don t know Jurgen Rasmus or Amalia or others criticizing RentHero on this site and other platforms but it s clear that RentHero has a problem with their business model that many get stuck in The problem is that their business model is to twist the law and try to get overpriced settlements - where they take 50 So RentHero has massive interest in NOT letting you exit once you discover the truth In my case we were not allowed to leave the contract and I highly doubt that anybody is allowed to do so now without paying massive fees We wanted to bring the case forward to the consumer ombudsman - but guess what THERE IS ALREADY A CASE AGAINST RENTHERO FOR THEIR ILLEGAL PRACTICE Wanna know more - just google RentHero forbrugerombudsmand So with RentHero you get OVERPRICED settlements where RentHero TAKES half of your money and thereby RIPS OFF you and your landlord and you get a contract that YOU CANNOT EXIT

Unprofessional and aggressive advice

Unprofessional and aggressive advice from a person who is NOT a qualified lawyer but pretends to act like one What this company does is to try to attract tenants all over Copenhagen especially foreign tenants who do not know that they are paying RentHero a lot of money for essentially no work In Denmark as a tenant you have the right to claim a lower rent if your flat is built before 1991 To do this all you have to do is to send an email to huslejenavnet and explain the rent you pay today whether the flat is furnished or not the size of the flat and the address If you do it this way you do not need to pay the 50 commission of the lower rent to RentHero but you get all the money yourself All that RentHero does is to send in your case to Huslejenaevnet for them to do the work For Copenhagen the email adress to huselejenaevnet is husleje at kff kk dkhttps www huslejenaevn dk Pages N C3 A6vn aspxWhat you do get from RentHero is advice which is not aligned with Danish Law where Rent Hero in some cases even advice you things that can get you evicted such as not to pay the electricity and rent as well as to oppose refurbishment that your landlord is to undertake RentHero is NOT a qualified lawyer and they cannot help you in court in the cases where your landlord decides to oppose your request to lower the rent Finally requesting a lower rent than that agreed with your landlord is a breach of contract and even if legally allowed it is morally wrong

His advice can be very costly for the tenants

It doesnt seem like I can reply to below message I am afraid that I am not a landlord who have lost a any money by your work What has happened is that the tenants in the flat I had got advice from you advice which is not advice in line with either what LLO says or the Danish Law The tenants wer advised to oppose access to the flat and refurbishment work This is illegal in Denmark and will result in eviction from the flat bad credit ratings and debt collection with Fogedretten for the tenants The tenants you represented have moved out and in the process had to suffer from paying new upfronts deposits and prepaid rents whilst the old is withheld until the end of the process This turns out to be very expensive for them Now there is a case in Huslejen vnet that will likely take 8-12 months before any money is seen for any party I would recommend any tenants and landlord to try to figure things out in less aggressive manners There is also a coverage under the home insurance for landlords where they get a qualified lawyer paid by it A qualified lawyer is always to recommend since their advice has to be in line with the law

Absolutely outrageous and scandalous company Go the legal way with a lawyer or with LLO National Tenants Organization - which offers close to FREE service app 200 USD and educated lawyers With Alex and Mads you end up paying 50 - for Tomek s case below - if it s real - he paid RentHero 3 500 USD RentHero is RIPPING off tenants while pretending to help scandal Check out Google reviews too Seems RentHero has not been able to manipulate those I read the reviews here and I am shocked at how you treat the real people giving you honest reviews and feedback - I have reported you and your scandalous business to Kontant a TV-show aiming to reveal dirty businesses on nationwide television Ps RentHero tried to block this review but now it s verified I only imagine there are 100s of 1-star reviews out there about RentHero which they succeeded in blocking because people don t want to go through the Trustpilot verification process

Horrible legal service for tenants

Horrible legal service for tenants I am a landlord that had to deal with the unprofessional behaviour of rent hero After a 2 year long process with both Huslejenaevnet and Ankernaevnet the verdict was that the tenants acutally owed me the landlord money The tenants got so upset that the changed the legal service to a real lawyer that is trying to fix the mess rent hero created but without any luck so far Be aware and try to use a serious company if you have issues with your rental contracts

I would like to tell my story about Rent Hero from a private person s perspective who was sued by the company Any person who is sued by this company or interested feel free to reach me Frederik J rgensen on 20128416 I cannot believe how greedy and exploiting this company is too regular Danes renting out their apartments Rent Hero has made a big deal out of marketing themselves as a company that helps foreign tenants against big companies that rent out apartments to unfair and sky high prices In reality this company is making the majority of its profits by exploiting and pushing regular Danes renting out their private homes Few years ago I rented out my apartment for the very first time After the tenant moved out of my apartment this Rent Hero company sent me an mail stating they wanted me to pay back for a too high rent taken during the 12 months that the guy had rented my apartment Just for your info I took DKK 10 000 in base rent for a 2 room apartment with kitchen bathroom balcony 53 square meters located centrally on Amager in Copenhagen Mj sensgade 14 The contract of the rent had a duration for 11 months while I was working abroad After 11 months the tenant requested to extend the rent with 1 extra month So 12 months in total During this 12 months period the person never initiated contact to me with intention to lower the rent Instead I received an email from Rent Hero after the person had moved out of the apartment that I had to pay back DKK 66 996 interests That equals a reduce in base rent from DKK 10 000 to DKK 4 417 Rent Hero and the tenant had zero intention to actually bring down the rent WHILE he was living in my apartment as recommended by the Rent Board There was ONE purpose from the start and that was to sue me as a private person as quickly as possible when the person had moved out and left the keys Rent Hero makes more money the more they can take advantage of regular Danes who are not experts in navigating in the rental act For your information I took a loan right after I graduated to buy the cooperative dwelling andelsbolig in Danish for DKK 900 000 In general the base rent of DKK 10 000 covered the payoff of the mortgage interests plus a monthy rent whichowners needs to pay for a cooperative dwelling an andelsbolig In other words the base rent was covering these amounts plus a symbolic profit in order to cover wear and tear The whole experience felt like an assault and I declined to pay the pushy claim of 66 996 interests as there was no real intention from Rent Hero to cooperate I payed out most of the deposit to the tenant and let the Rent Board Huslejen vnet progress the issue 2 5 years since the tentant rented the apartment and 1 5 years since he moved out the Rent Board has finished the case They decided the base rent was too high and that I was obligated to pay back DKK 48 200 covering 45 800 in base rent and DKK 2400 in water consumption I paid the tenant this amount of 48 200 quickly after the conclusion So Rent Hero got the rent down to 6 183 As a private person I will never in my life rent out my apartment again Why Because of this cold blooded experience with Rent Hero suing me privately Instead I have sold the apartment and this apartment will not be available for any foreign person in Denmark There is only one less home available If I had been aware of these regulations on renting I had never rented out my home It is not economically rational for a regular Dane to rent out an apartment to such a low rent Its a direct loss on the owner s back account Just to make this whole story even more depressing Rent Hero has decided that it was still not enough with the DKK 48 200 that I paid back to the tenant Rent Hero wants even more than what the Rent Board decided was correct So Rent Hero has brought the case to the Housing Court Just for your information the Rent Board sent out 5 representatives to enter the apartment and check the quality of the apartment before they made the final conclusion So no Rent Hero is still not satisfied After close notes and payback of DKK 48 200 They want ALL they Can out of me as an individual and they want me to pay for the additional Court House costs DKK 30 000-40 000 according to Rent Hero Rent Hero has made a big deal out of marketing themselves as a company that helps foreign tenants against big companies that rent out apartments to unfair and sky high prices But in reality Rent Hero is making the majority of its profits by exploiting regular Danes who decided to rent out their home while not being experts in the complex regulations for renting out privately Should have contacted the Rent Board prior to the rental agreement to get their recommended base rent level But still Rent Hero would have sued me as the Rent Board s recommendation would be too high for Rent Hero
