Lazy unprofessional and deceitful Avoid

Surveyor damaged my fuse box and cut off the electricity in the process He also left the loft hatch lying open and the washing machine pulled out and dumped in the middle of the floor Finally he walked out leaving both the front and back doors unlocked and the blinds open which invalidated my insurance as it was an empty house at the time with strict insurance terms Pathetically the firm then said I had caused the damage myself and left the house unlocked Utter tripe The house was immaculate and fully secured They even had photos their surveyor had taken of the damage - yes after he had caused it and no doubt knowing he d be getting a complaint So underhand and deceitful As well as the damage and lack of respect for my property it s appalling that a professional firm would tell such massive lies instead of taking responsibility for their employee s behaviour In the end I had to acknowledge that the firm are not willing to take responsibility so I now have a complaint underway to RICS

Builders couldn t believe I had a survey done

I cannot recommend that you avoid this surveyor enough - using them has sadly me cost upwards of 20 000 in issues that they missed I ve since had numerous tradespeople mainly to look at the roof around who questioned why I didn t have a survey done - I told them I did They couldn t believe it The issues they missed were ones they could instantly spot just looking up the roof While the report I was issued said some more patchwork may be needed for the roof in the future I ve since suffered numerous leaks and been advised I need to spend upwards of 15 000 on a new roof immediately This is just months after buying the property I went with Leo Horsfield because it was cheap That was my mistake - that has now cost me many many times more I dealt specifically with Dan Mutton and Stephen Lewington Avoid at all costs

Very dissapointing

I was recommended this surveyer and I paid 600 for the survey of a small 3 bed semi Upon moving I noticed mould in 2 rooms which was never pointed out to me The walls feel wet to the touch the wallpaper is bubbly dark stained and unglued in places Skirting boards have black marks Such waste of money not to be able to warn me about this

Bit of a time waste

Bit of a time waste Very bad communication and took a whole week to even phone my estate agent and try and book a time When they did eventually phone on the Monday all they offered me was the next day and then nothing for the rest of the week which is bizarre They sent me the contract on Monday which had the wrong address so I replied straight away asking to amend the address and send the contract with correct address 2 days later still no contract or reply I then had to phone and they sent over the contract with the correct address which I then signed straight away and was waiting to sign on Monday

The company has cancelled my survey 3

The company has cancelled my survey 3 times and now the Sales Manager Robin is ignoring my calls and emails I am absolutely furious and left with now choice but to leave this review in hope they contact me My survey was booked for the 20th July two weeks on nothing This has been the most stressful part of my first home purchase

Made a huge error on my survey

Made a huge error on my survey missed a structural issue which would have been obvious if they looked in that part of the roof Have ignored my complaint for a month Promising contact but not getting it Have no choice but to raise my concerns further at this point I m financially and mentally affected by this and they have not regard for how this has impacted my life

Poorly maintained property

Rented a property owned by L Horsfield A total disaster from start to finish When it rained heavily or you did the washing up water ingress shorted the electrics out This dangerous fault was never fully diagnosed or rectified The bathroom catastrophically leaked not long after taking the rental Damp was prevalent a neighbour reported that the damp was leaking through - affecting his property too During what can only be a rushed refurbishment cheap paint was used which dried dusty leading to marks on clothing every time you brushed against the walls To top it off they are now withholding the deposit and refusing to engage in a conversation why Imagine my surprise when I discovered he has a chartered surveying business Draw your own conclusions on that

Inaccuracies

Simon Warrington s report contained many inaccuracies claiming a wall had been removed between kitchen and dining area in an open plan house built in 1967 all 5 in the row have exactly same floor plan Claiming building regs were needed for a porch again all part of the original build and all 5 houses have same floor plan Claiming windows had no lintels not sure how he checked this when he only spent 20 minutes at the property and he didn t use any tools Some windows have been replaced during our ownership and the fitters obviously check lintels before replacement

Damp issues not been reported not recommend

A structural survey was completed on 27 September and the surveyor mentioned to us the building is fine but just needs some minor repairs and without mentioning any issues of dampness After we got the key on 30 Nov we found rising damps everywhere around the corners of the living room and just hidden by the sofa and cabinets and now are all moved out We need to pay extra money and time to fix this After discussion with the surveying officer there is just nothing to help but I can hear lots of reasons for this miss I am not professional enough to judge if your reasons are strong enough to miss this defect but this makes me very disappointed

Very very unprofessional

I used Local Building Surveyors to find a company to carry out a Level 3 Building Survey Leo Horsfield appeared to be the top rate on Trustpilot so I decided to instruct them It was all done on-line and the information that came came very quickly simply said Building Survey - it didnt specify that it would be Level 3 A lot of their emails are no-reply email address I emailed them and asked them to confirm that the survey would be Level 3 - no response The following day I phoned and asked them to confirm in writing that they would be doing a Level 3 Building survey The man told me there are only 2 levels simply would not say Level 3 kept telling me that they were simply templates I assume these are templates for surveys but didnt see why this was relevant He pointedly never said Level 3 I told him I would go elsewhere and he told me that was upto me Very odd behaviour Re the reply from Leo Horsfield So why didn t the gentleman say that to me on the phone call
