Unpleasant experience

I m not usually one for writing reviews however given my recent experience with this company I thought the exception was necessary The lender requested that a structural inspection was carried out as there was unevenness found in the kitchen floor and I had my own concerns over a lintel Therefore I booked the inspection to cover these two points Originally I was very impressed with the service as LHS managed to book in an appointment to inspect the property within 2 working days On the day of inspection the engineer called me to clarify what required inspection and he seemed professional and knowledgeable According to the description of the service he should have called me within 24 hours of the survey to relay his findings however I didn t hear from him The SLA for receipt of the report was 5-7 working days after the inspection however it in fact took 10 working days for the report to be sent to me via email after a significant amount of chasing When I asked what the cause of the report being late was I was told it was referred to the director for advice however I was never told what this was regarding Therefore I suspect that this was merely an excuse The report mentioned the inspection of the uneven floor however there was no mention of the lintel Therefore I emailed the director to query why this wasn t included 3 working days later I received a response which simply attached an amended report with a paragraph covering the lintel Again I have my suspicions that this paragraph was fabricated that morning to satisfy my query I end my involvement with the company feeling unsatisfied having spent circa 500 on a report which was late and incomplete I would have to say that I found this to be the most disappointing service which I have ever received Therefore to conclude I would not recommend that you deal with this company if looking for a survey or inspection

Not great- could be better

Full Structural Surveying Generally good the report is huge Report was late and they wait until the last minute to send this over within the window of time they say it will be ready had to chase to send on the last day Party Wall Surveying Don t bother Party wall surveyor is generally slow and has poor communication and missed every deadline as well as not giving a direct line of communication by phone Every time I called they were never there and someone in the office would pass on a message to my surveyor When you want to start your project this is very frustrating to only have email communication which can be ignored The problems started from the awards not being sent to the correct parties which if they had been checked with me I could have caught early on This added precious time when the clock is ticking for a neighbour to respond We got there after 11 weeks through my chasing not sure how long it would have taken The party wall process can be one of the most unnecessarily expensive time consuming and slow processes you will go through in the planning stage of your build and I wouldn t recommend Leo Horsfield as someone to guide you through this

Quick report but poor customer service

Quick in turning over the building survey report but it was not possible to discuss with them some of the points raised in the report no availability or answers to my emails

Full service not received

As a first-time buyer I chose Leo Horsfield for my building survey because they promised the surveyor would call me to discuss their initial findings within 24 hours of the survey Three weeks later I am still waiting for that phone call Although the written report was issued within 10 days of my contacting LH I m disappointed that nobody has called to answer my questions and explain the finer details A phone call within 24 hours of the survey is something stated in their contract I have followed up with LH several times to no avail and if there were points I needed to raise with the seller it is now rather late in the day Disappointing and unnecessarily stressful

Inconsistent level of service

Have had 2 building surveys with Leo Horsfield The first done by Leo was excellent Very detailed and he clearly spent time checking harder to reach parts of the property Unfortunately that house purchase fell through More recently had a survey done by Raj Very poor indeed He had clearly not looked into things we specifically asked him to at the time But worse since moving in we ve had no end of issues with the property - none of which were even hinted at in the survey The most recent is penetrating damp due to the rear wall of the property needing repointing I would have thought this should be a basic point in a survey - even I can see the mortar is falling apart

wouldnt trust any delivery commitments at all timing for getting the survey was super crucial they havent delivered even after the three promised delivery deadlines Exchange of contracts is affected Not pleased one bit Riddhi

After receiving payment I found them to be most unhelpful and very dismissive

They were prompt at arranging the initial visit to start the job but unfortunately in hindsight I was not able to trust them to be thorough or do more than the bare minimum After they received payment I found them to be most unhelpful and very dismissive

Building Survey Report provided by Leohorsfield

The building survey report presented by Leohorsfield provided a summary of the recommended works together with budget costs proposed prior to a commitment to purchase The summary incorporated electrical works but failed to include electrical test which was proposed in the body of the report given the age of the property and condition of electrical installation It is considered essential that this is included in the summary of recommended works for completeness and potential cost implications

Great Survey but Surveyor not taking COVID precautions

Homebuying Survey was well priced and came with a report answering all our questions There was good communication throughout and Leo Horsfield also were able to complete the survey at a much earlier date than competitors So why only two stars Unfortunately the Surveyor did not follow the correct PPE given the current COVID circumstances and caused a great deal of stress to the seller of the house who are currently shielding an older relative I would strongly encourage Leo Horsfield to review their current PPE practises

Spend a bit more money and shop elsewhere

Leo Horsfield offered a competitive price and attentive service right up until the point they received payment After which the survey was delivered late we struggled to get a reply from the company the photos in the survey were distorted and included photos of children who live in the house and there were glaring errors in the report including the wrong number of bedrooms listed in the report I d recommend spending a bit more money and shopping elsewhere
