This company refuses to be responsible for the content of their contracts

You Have ignore the points I have made about the Consumer Protection from unfair trading regulations You have also continued to say the contract is free This is not the case you website as I said in my previous reviews states Advertising Services Choose from our range of advertising packages including tenant finding full management and commercial All of our residential packages include advertising on your chosen portals Rightmove Zoopla PrimeLocation Gumtree etc tenant enquiry filtering offer management full tenant referencing and a bespoke contract This clearly states the contract is part of that package and therefore what you are charging for I have merely tried to apply the terms set out in the contract you charged for regardsashleyYou seem happy to accept good reviews but then use veiled threats to me brother does you recommendation urging us to stop giving an honest account of out experience come with an ultimatum of some legal action against us for being truthful and I when we merely give an honest account of our experience My brother is also referring to the previous tenancy as he was also left well out of pocket over it as I as you know was managing the property for him Regarding your suggestion to go to the Property Ombudsman I may well do this The statement you post on trust net states This is not the case as I have said you do not show negative reviews The protection scheme refused to up-hold the terms in your tenancy agreement which is the legal contract between the landlord agent and tenant which you charge landlords for as part of your package Your website clearly states the contract is part of the service you are charging for yet the terms are unenforceable this is also misleading Advertising ServicesChoose from our range of advertising filtering offer management full tenant referencing and a bespoke contract You may also want to consider the consumer protection from unfair trading regulation misleading omissions You are aware that terms in the tenancy agreement are unenforceable and still issue them and charge for them as part of the package Misleading actionsIt is an offence under the Regulations for traders to use misleading or underhand tactics to get you to part with your cash or make some other transactional decision that you would not otherwise have made Misleading actions include advertising goods that don t exist or offering just a few items at the advertised price with no hope of meeting large demand Traders are also banned from making misleading comparisons so a trader cannot claim product A lasts twice as long as product B if in fact Product A lasts only slightly longer If a trader has signed up to a code of practice then if it fails to follow this code it could be a breach of the Regulations For example if a garage has signed up to the Motor Industry Code of Practice for Service and Repair failing to follow it could constitute a breach of the Regulations Traders are also banned from giving false information about the characteristics of goods for example we only sell genuine branded parts when in reality they are selling non-branded spare parts and about whether a product needs servicing or transaction hides or provides material information in an unclear unintelligible ambiguous or untimely manner fails to identify that a transaction has a profit-making motive where this isn t already your response to my first post again you are not wanting to be responsible for the content of the tenancy agreements you are charging for or whether they are legally enforceable which by the way they are not so please any customers reading this do not think they will protect you in this way in court or in a tenancy deposit dispute as I know from first hand experience So is lost out directly by many hundreds of pounds as a result This does mean you are mis-selling a product and service Also I should not have to seek legal advice in order to expect to be able to rely on the tenancy agreement which you charged me for You repeatedly said it is sold as is this means nothing and merely confirms that you seem to understand the contract is unenforceable but didn t want to admit as much You stated you could not have given me legal advice as it would not have been legal ironically neither are your contracts I was asking for feed back from those you said had written not from you anyway I utterly refute your slanderous slurs for which you have absolutely no evidence on me a customer that I became abusive and threatening I was insistent that the tenancy agreement I paid for should be legal as you put it and said you as a company would be liable if it was not as you would have mis-sold it For someone that says they are so concerned with customer services have resorted to publicly defaming me because I have given and honest account of my experience with your company I was not told until today that you would not list for me after I had spent a lot of time posting the add and sending the photos through What actually happened was you said you d take advice and come back to me which you never did again bad customer service I Kept chasing the response with Eleanor by phone and by e-mails which I still have and never got a response These were the last communications I had with you firm before today Never after that was I told you would not list for me you may have reached this conclusion but you never conveyed it to me mainly because you refused to respond to my request for you response RegardsAshleyThe review below I wrote 70 minutes ago The on-line letting agent have not included this on their website and it appears only post good review from trust net on their web-site this is distorting their performance to customers This 5 status is obviously very web search result title 5 UK Wide Letting Services - The Online Lettings Agents Ltd if they were to be down graded to 4 5 overall rating I signed up to this company s service and as part of that they supply tenancy agreement Part way through the tenancy the tenants began to cause a lot of problems and causing much cost to me The tenancy stated I could charge for time incurred as a result of breaches of the tenancy agreement I questioned the company about this and asked if these terms were legally enforceable as I didn t want to make claims under the deposit scheme that I was not legally entitled to The company said they d consult their solicitors that wrote the tenancy agreement to find out They came back and said this would incur them costs to get this advice so refused to obtain this confirmation The director Simon Fice just kept saying its sold as is They have now refused to list my properties this came from Director Eleanor Carroll Shocking customer service and refusal to be responsible for the service they charge for

Flat was uninhabitable for 3 months and no compensation no apology

We were tenants for 3 years with this agency and their treatment of us was so bad that we moved house The problems are almost too numerous to details but a quick selection the bathroom ceiling fell through becuase of a leak from the flat above which we had flagged consistently for over a year and they had assured us it had been fixed and all was sound However whilst the issue wasn t their fault though their negligence would have caused serious injury if someone had been in the bathroom when it happened it was the manner in which they dealt with it that was quite extraordinarily unprofessional They didn t fix it for over 3 months All the while refusing to apologise for delay and insisting they would not give us any compensation for the fact we had no usable bathroom for this period I had to move out and stay with friends for most of this period - they tried to say we could still use it even though there was loose masonry still falling down periodically and exposed electrical wiring and lights hanging down into where the shower was They became very aggressive and rude towards us when we tried to ask them to fix it This was the final straw that made us decide to move out in fact and guess what they arranged to have it fixed the day we moved out so they could get new tenants in Another time the boiler broke and we were without hot water or heating in Winter for 6 weeks They offered us no reparations which would be normal in this instance the issue with the boiler was actually very simple but they just took 6 weeks to actually get someone out to fix it Then the electricity in my flatmate s room blew so she had no heating or light for 7 weeks - again in Winter All they needed to do was get an electrician to come and change a fuse we even offered to do it but they wouldn t let us because of liabliity How did it take 7 weeks to get an electrician out Again no apology no compensation Now I m listing this I can t believe we put up with it so long There was also a hole in the deck area which took them 4 months to fix meaning we couldn t use the deck for that period because it wasn t sound The final blow was the cheek they had to try and claim we had caused various bits of small damage to the flat and contents that was there when we moved in and to take it out of our deposit - things that were actually in the check-in inventory and that we also had our own photos as back-up evidence We thought it was just an oversight so corrected them but they got really nasty and we ended up having to submit a complaint to the deposit protection agency to sort it out I hope my very long review above will encourage people to think twice about using this agency - I know it s so easy to dismiss really poor reviews as the result of someone being angry over a petty incident but I honestly was so upset by the whole matter and just completely shocked they think it s ok to treat people like that The sad thing is that we had essentially no power to fight back at them because we don t have the time or money to get lawyers etc and they take advantage of the fact that it s so hard to find a good place to rent in London and so people are desperate

Personal data privacy

This company is asking to fill in your personal details in a non secure http site that raises the question are they even capable of handling and storing your private personal information accordingly in your best interests Avoid filling in any personal data if you see that in web browser the link is http and there is no green padlock icon with trust verification After having a conversation with manager named Siomon - was not convicted he really understood the importance of personal data protection he just pointed to site Privacy Policy no other response For those people who don t care how their personal data is handled - ignore this review I chose not to have any business with this company and therefore can not give a full honest review Just a bad first impression to share

Disgusting

Wanted to rent a house We chose this company because of their cheap letting fees Waited six days after being referenced then had a call from Magda saying all fine and can rent the house just wait for a move in date Only to be told the next day that the stuck up landlord had changed his mind I know for a fact our references were spot on as never had arrears or any issues My point is do not tell someone they have got the place until you check with landlord first Shocking customer service Will never recommend And maybe it s about time landlords were checked too Some can be right timewasters Would never recommend

Very Strange how all reviews relate to

Very Strange how all reviews relate to landlords and none from a tenants point of view Our experience with these has been far from that of any of the other reviews Numerous voicemails and emails sent to chase up a MISSING or should I say ignorant private landlord who stated property was available and upon our return email of accepting the property has since went silent This morning we finally were able to speak to the ONLINE LETTING COMPANY to be told the property was in-fact let a number of days ago STICK WITH OUR LOCAL AGENTS AND SUPPORT LOCAL BUSINESSES At least you can have a honest conversation rather than being fobbed off

All the positive reviews must be from landlords As a tenant we ve found them unempathetic and non-responsive to our queries and concerns

Time wasters

Time wasters Had a viewing in nottingham and travelled from leeds only for the property to be already under offer Agents knew where I was traveling from and gave assurances this would not happen

Suspicious if they are willing to talk with a customer

It had been generally good but that feeling has been changed They seem to have enough knowledge regarding this business but they do work only by online I have felt their treatments unsatisfactory whenever I had problems in maintenance basically because they never visited the property From my understanding they are in charge of this on behalf of the landlord I felt it seems to leave their work to me a tenant Finally two and half months ago I cancelled a plumber calling due to miscommunication with the agency And they charged the fee to me I would like to talk if it is legitimate with them but they haven t reacted my email properly for two months I don t know if they are investigating now but it does not look so Update 8 Feb 2023 It is good to know TOLA had considered my email But I could have thought they don t want to talk with me because they did not tell me how they had treated my case before this review I don t know if I rushed but it was not the best timing shame Because TOLA left their opinion regarding that particular event although my review was not about this so I think they should have emailed me personally regarding this I also would like to write my thought about this But it could be long and I don t think it is useful to other users so I won t review every detail what happened Nevertheless for those who are interested in if TOLA and the person in TOLA whom I had emailed with agree I would like to open our previous conversation regarding that visiting of the plumber I am not claiming it is not my fault but I think it is arguable and unfair to be judged by TOLA
