Communication is inconsistent and

Communication is inconsistent and inaccurate Before moving into my house I was assured the fireplace worked and once I d moved in I was told it was purely aesthetic though nobody could ever explain why as it was clearly a real fireplace and had soot from previous use When I reported various issues such as a broken blind and damp on the walls I had to send messages over and over again and mostly I didn t even get responses but when I did nothing was done When my shower broke it took two weeks to send someone to do a five minute job fixing a burnt wire I ve been in the house eleven months and still don t have a working blind on the window despite reporting it repeatedly The person I was told to contact actually left their job at one point and nobody took over their caseload and no out of office was on their inbox so I simply got no replies to my emails for months It s exhausting and stressful trying to communicate with anyone

The delay was extremely frustrating but your staff are not proactive and did not on many occasions call us back We only got to know by accident that they d lost their buyer James did say they only needed a small mortgage We weren t given a brochure of our property and when asked I got a few pages not even paper clipped together The word on the street whenever it s been mentioned is that your customers are a hindrance and your staff are not very goodThere were many other things that occurred and the solicitors you recommended for our buyers are inefficient and lazy If I could do anything about the house buying process I would ensure that the fees charged for your service are substantially reduced as you don t provide value for money I ve worked with excellent negotiators over the years so I know what I expected and didn t receive You Leanne are very good at your job but let down by your office

Life-Changing Mistake

A mistake of a lifetime was entrusting my purchase to this company Buyers remorse doesn t do it justice Was sold the dream of a plush new build What I got was bullied into completing on a property that has walls literally falling off from a company with no after-sale service and a non-existent warranty Proceed very cautiously I hope your experience is better than mine because I ll be paying for it for years and years

Our move in day was cancelled the day

Our move in day was cancelled the day we was supposed to move in to our property and the move in has to be pushed back 4 days meaning we had to arrange new move in plans without any compensation for the inconvenience After this we where given one key dispute there being 2 tenants and now we have to pay to get another cut to make sure we can both get into the property all the staff where friendly and helpful but these few mistakes caused the process to be more stressful than it has to be

5 years with Ryder Dutton and they are rubbish

I ve rented a property from Ryder Dutton for 5 years I waited for the roof to be fixed almost the entire time I have lived here Every time I ring there is a new person because the last person left that I have to explain everything to Very slow to fix property issues even spoke directly to the Landlord because things were not being done

Sub average service for price

Positive points Branch Manager was very helpful during initial process and guided me very well and house went up on sale fairly easily and quickly The drawing of contract was easy Negative points Once house was sold Lack of communication I wasn t kept up to date I had to do lots of chasing around and even with that I would get redundant answers Any information I was seeking from seller where agent has to act as a bridge it was almost impossible asking them for help Staff not very helpful Based on this I think they are overpriced for services they give Will I recommend R D No

Do your research

The whole experience has been saved by one member of staff Jenny Without jenny we would have moved estate agents and gone with someone else We didn t have the best experience over all due to our buyer However going forward There needs to be an outline of what order the whole process happens and who deals with what Viewings need to be confirmed too many no shows these should be confirmed before hand to save unnecessary disruption on peoples lives and for the agent There should be a pack to explain what a solicitor actually does and what the agents do Jenny was finding out information before the solicitor she has been our saviour it needs to be outlined at what point the solicitor should be contacted and if it s purely down to the agent to sort everything its easy to think you are the only customers they are dealing with but comunication is key there were times we would send emails then all of a sudden we get one back with an update Fridays seem to be the email day everything seems to appear friday before close for the weekend so then another two days of not hearing anything we would not reccomend Holden smith recommend by Ryder and dutton do your research and check the past reviews never again Too many directors and not enough knowledge on people skills communication looking at the reviews we were not the only ones having a bad experience with them Jenny has basically done the solicitors job for them every email sent from holden smith was actually done initially by the agent this is our second house purchase its the most stressful life changing experience we have ever had we will not be doing it again We all are experts at our jobs with out knowing it selling and buying a house is not something everyone does daily giving someone an overall good experience should be key Explaining the following who does what Time frames We have constantly contacted jenny for updates Make a day weekly for communication saves a million emails backwards and forwards pick a day and ensure all office understand the process your needs and expectations Don t be loyal to local not always the best way

What I like about this company is my calls or email are attend to almost immediately but what I dislike is that 80 of my requests was not meant
