Green Oak Park Edenwood Close Ockham GU23 the home of all things bodged
We bought a home in Green Oak Park advertised as high spec only to find out it is in breach of laws main one NHBC standards that are mandatory however Antler Homes does not seem to be familiar with such standards Only buy a house in Green Oak Park if you have a significant legal action budget Counsel etc and you are ready to see your life completely put on hold as you will have to cope with ruthless and unscrupulous management else you have no choice and just have to accept living with the defects Antler Homes will not budge otherwise unless you have a lawyer to back them against the wall to teach them the building standards and the Customer Care Act 2015 governing your sales contract that clearly says that Builders must act with care and competence in dealing with defects You will not find any sense of care or competence at Antler Homes We currently have a broken toilet seat and blinds on the floor taken down by Antler for almost 7 weeks whilst they attempt to bodge walls that a surveyor has confirmed are not within tolerance Their average sale price according to their 2024 published accounts is around 674 000 If you hand the type of cash they are asking for the properties in Green Oak Park you would expect far more in terms of standards They will string you along and fob you off for months on end that these houses are hand built a statement made by their Head of Customer Care and therefore according to this lady we need to accept the defects as it is all hand Their Construction Director also being rather quick to offer even more bodged ideas including that allegedly manufacturers produce wonky goods sinks in our case on purpose when it in fact appears that yet another wall may be out of tolerance or tiles not fixed evenly to the wall They will tell you that they do not agree with chartered surveyors and that they make things up in order to prove their money s worth If you buy a house here and want the defects remediated you will be living like us in continuous dust and dirt because they don t want to spend the money to remediate the defects adequately it s bodge after bodge and none of the defects actually remediated A few minor snags have been addressed but none of the major defect items and there are still plenty of minor snagging items outstanding after a number of months We have experienced blocked toilets because of rubble in the drains over weekends we reported it to the emergency plumbers but they just left us with sewage water coming back up the shower as well as blocked toilets We have seen waste tipped into drainage gullies too which we reported to the Antler Homes Contracts Manager Their contractors then just threw more into the gully on top after we reported it which is still there at time of posting this review Given this is not on Antler Homes land it could potentially be considered fly tipping by Antler Homes There is additional damage caused by further visits from their contractors so it actually feels like the list of things Antler Homes need to attend to gets longer rather than shorter We heard all sorts of stories about defects from larger house builders before buying At least they were eventually attending to the defects unlike with Antler Homes where everything is just stretched out feels like is being bodged or not addressed Trying to get straight answers as to snags and defects things are being addressed and what is being done is a task and a half Based on our experience it feels like Antler Homes have zero project management or planning skills We are yet to have our opinion of Antler Homes changed Nearly every single snagging item and defect would have been east for Antler Homes to see find and fix prior to sale of property as well so that implies that there is little quality control in place or just very little attention to detail and customer care Purchasing a new home is supposed to be exciting and a dream Purchasing a home from Antler Homes is really not a pleasant experience and one given our experience to date we would definitely not recommend Green Oak Park to anyone The entire house has walls ceilings and floors including tiles that are uneven visible with the eye not measured by a chartered surveyor and completely outside NHBC tolerances This is a major issue one we are absolutely mortified about because it is quite likely we may have to leave the house during adequate remediation There were are structural issues loose bricks there was embarrassingly for Antler Homes one of their potential buyers who pointed a roof tile falling covered air brick vents fake and cut down weep vents floors with issues to the noggins joists there are areas to repoint in line NHBC standards etc

Problems are not dealt with
Problems are not dealt with communication lacks from their side even after lots of chasing Right from the very start it felt that there was no honesty Antler homes seems to not care after everything is signed It has been very stressful and would not recommend Antler Homes to anyone

No heating for 5 months
Build completion was many months late Snag list was long and took many months of chasing to get fixed One month after moving in our heating system failed and stopped working completely It took Antler 5 months to fix the problem They don t understand heat pumps or modern heating systems Customer Service is terrible and they are frustratingly slow to resolve any issues

A long and stressful experience
14 months after moving into our new Antler house we finally have the home we thought we were buying and are proud of Our completion date was pushed back 3 times in total it was 5 months late meaning we were in expensive Airbnbs for 4 months Since then we have fought an uphill battle to get Antler to fix substandard work which was only completed once we lodged an Official Complaint 1 Our handover was farcical with a woeful lack of information on the air source heat pump ASHP and the scant information we were provided with was incorrect We were told to use the heating controls in the same way as we would for a gas boiler wrong Vaillant the ASHP manufacturer told us that Antler had set the system controls for an old leaky house we re in a Passivhaus The plumber who had fitted the system went bust shortly after we moved in and it took 13 months for Antler to fix the teething issues with our ASHP as they couldn t claim from the subcontractor 2 Our car ports had been shoddily clad with plywood that swiftly went mouldy Also only the uprights had been clad the diagonals had been left with the metal frame exposed After complaining to Antler that these were woefully short of what we expected from a quality builder the Head of Customer Service told us the diagonals can t be boxed in A trip to another Antler development Slinfold about 15 miles away proved that was incorrect After 14 months of insisting that these were an eyesore we now have the car ports we thought we had purchased with the frame clad with wood and the diagonals covered 3 Our fascia consisted of multiple pieces of wood rather than one piece It had cracked and the paint blown before we moved in and looked worse than the fascia of the 70-year-old house we had previously owned We were told it had been built according to the specification Antler wasted their money paying for the fascia to be refilled and repainted only for it to crack again within a couple of months After 14 months of nagging it has now been faced with one piece 4 Every window in the house was scratched many very badly While Antler agreed to pay for these to be polished out the Head of Customer Service failed to find anyone who would do this work in the end I gave in waiting and found someone within a day 5 Landscaping hasn t been carried out according to the plans We have been left with areas of overgrown brambles rather than the wild flower corridor specified in the planning permission Black plastic has also been left in the soil in places We have mostly given in on battling Antler about this and have started to undertake the work ourselves Our experience is that jobs where Antler can pass the costs onto subcontractors are swiftly dealt with but work where they have to pay from their own pockets is a completely different matter The Head of Customer Service doesn t understand the technology installed in Antler s houses and hides behind it s according to the specification without ever acknowledging that the spec itself may be substandard Emails go unanswered and progress is glacially slow While I m delighted with our new home now it s a joy to live in it s been a long and very stressful journey to get here

I ve been in my antler new build for a year now at Swan meadows amberley it s a dream home the standard of everything is excellent i love everything about it I m fortunate to have had tanya looking after me she s been fantastic throughout this last year from day 1 she s always made herself available if I ve needed to ask her things she goes above beyond the 2nd day I moved in I couldn t work the washer dryer so I rang her she very patiently explained over over until I was able to work it any little snags she is quick efficient to sort out I m on my own so to know that if anything did go wrong I can ring tanya she s brilliant so all in all I m very happy with antler home s customer care

Great After Care Team
My experience of Antler Homes since I first visited the show home in March 2024 has been extremely positive not only in terms of build quality but also the level of communication and responsiveness of the Sales and After Care teams Having completed on the property in 06 2024 I met with Danielle Costin for my New Home Tour Whilst with some developers the after-care may have started and finished with the New Home Tour this has not been my experience with Antler Homes with Danielle remaining in frequent contact to ensure that the various trades people have visited to address the inevitable snagging issues associated with a new build Even after I drilled through a gas pipe my error not the contractors she was working behind the scenes to find me an emergency heating engineer on a Friday afternoon staying late in the office to ensure that the necessary work had been done so I could have hot water To conclude I have had a very positive impression of Antler Homes underpinned by the great team they have on site with a special shout out to Danielle

I recently purchased a home with Antler
I recently purchased a home with Antler and would highly recommend I fell in love with the house the moment I walked in it was the show home at the time the way the homes are designed in terms of lay out and fixtures etc was perfect and I haven t had to lift a finger to make any changes to property at all Outside of this on completion I was provided with a lovely house warming gift which really did just add a nice touch Everyone I have dealt with at antler have all be extremely polite and helpful specifically Jay and Danielle who have been most involved with my purchase Jay did everything she possibly good for me during the process of selling and buying She really couldn t have gone above and beyond anymore than she did I actually viewed several houses on the Evelyn Garden estate and even if I didn t get my first choice of property there at least 2 more that I would have been over the moon to purchase each offered different benefits from the other in terms of space layout etc the estate itself looks lovely which just further adds to the overall feel of making Evelyn Gardens my home Once id moved into the property Jay and Danielle arranged for a walk around of the property where I was able to pick out any issues such as paint work fixture issues etc I struggled to find anything wrong with the property other than a few TINY marks to the paint work which they resolved straight away I personally couldn t recommend Antler Homes more if you are looking for a new home

From the moment I drove up the drive to the show home I was impressed When I saw the show home and then the available property I was really impressed and I thought I would enjoy living here and so now I am enjoying it The sales team have been wonderful It is the first time I have bought a property on my own and the sales team have been so supportive and knowledgeable and helpful and encouraging gently guiding me through the selling of my house to purchasing my new home And once I had actually moved to my new home there has been immediate and ongoing support from a lovely girl from Antler She showed me around my home and told me how appliances and things worked Any snags were there any were quickly dealt with But the wonderful thing is she will be there for TWO years to help should there be any issues She is always at the end of the phone I have had quite a few friends visiting me in my new home and without exception they have all loved it and been very impressed with the quality of everything kitchen units and appliances worktop all floors and doors and everything and the outside appearance Everyone is very friendly in the small development Everyone is pleased with their new homes many folk downsizing and the whole development is kept at a good standard of tidiness and cleanliness All lovely Thank you very much Antler and all your team

Very satisfactory experience
As a retired couple who downsized from East Horsley and having a choice of three main new build sites in the area we initially chose one that was near the village centre but soon rejected it after seeing the build quality size and extensive delays Green Oak Park was in a different league albeit more expensive but our experience was positive from the initial enquiry to completion and the after moving care and help has been outstanding thanks to the positive and professional attitude from the sales and site managers The half completed building site is kept in excellent tidy condition and we find the friendly and positive attitude of our neighbours are indicative of a well satisfied communityCongratulations to Antler Homes its staff

Green Oak Park
I visited Green Oak Park in July in my arrival I met a lady called Kateina she was very welcoming and answered all my questions I instantly fell in love with the development and the specification the house I wanted wasn t quite ready and I had to move quickly I decided to proceed to reservation I was kept informed all the way through the process to exchange I Jay the sales manager and Brenan the site manager for my meet the builder appointment who were very informative and put my mind at ease I moved in a month ago the neighbours are nice and friendly Paul the assistant manager has dealt with a couple of minor issues for me The experience I have had with Antler Homes is very professional and always willing to talk you through your concerns
