I m a property owner in Oregon

I m a property owner in Oregon with 2 properties that were managed by Acorn When Acorn sold their business to Poplar communication about problems with property management suddenly became enormously inconvenient and unproductive Poplar Homes is apparently a large financial tech company begun with the stated vision of revolutionizing the experience of small property owners My experience has been that they are actually revolutionizing the ways they can reduce management costs to a minimum while ignoring the grossly inadequate service their client property owners get Satisfaction of their clients is clearly not a driver in their business model It has been impossible to get timely responses for any issues and when and if responses come from overseas they are inadequate But the one benefit of Poplar owner rent distributions to me are 1 week earlier each month - hence my 2-star rating rather than 1 Perhaps that was the revolution the Poplar founders were envisioning To me this is a completely unimportant benefit compared to the endless frustrations they have created I cannot wait to find another property management company I feel sorry for any property owners who innocently signs up trusting Poplar to manage their properties

Repairs are extremely frustrating

Repairs are extremely frustrating Why do you require a picture for everything even if it s not needed for repair I say my doorbell is no longer working and that requires a picture My garbage disposal switch is no longer working that requires a picture Before they replaced the other maintenance tech repairs were done at a snail s pace Don t lose any keys since they don t keep spares on hand Would I rent from them again Probably not

Our paperwork was lost incorrectly

Our paperwork was lost incorrectly filed at first and we were threatened with refusal to renew our lease or to redo all the paperwork and verification process again Last time we did that it took a month and so we were against redoing it Thankfully a new person was able to sort things out but this was nonetheless an unpleasant and stressful experience I hope this never happens to anyone else

As a tenant avoid

2 stars because paying rent online is nice though expected of a property management company at this point Besides that poplar is generally terrible to work with from a tenant perspective They are slow torespond to work orders hard to coordinate with and nearly impossible to talk to on the phone I personally will avoid renting from a poplar managed home in the future

They give the owners to much leverage

They give the owners to much leverage Poplar is managing the rental property on their behalf so the owner should only have a say so in whether or not they agree to allow a tenant to renew a lease But Poplar allows the owners to determine the renewal increase amount which in our case our owners want to go up 300 for another year lease which is ridiculous Poplar should determine the increase rates based on each states guidelines Otherwise they have not been too bad to deal with

Not ideal move in experience

Update It takes a big of advocacy but the CEO resolved our issues We ve had subsequent issues but he s stepped into resolve themHere s the old review Every step of my experience with Onerent was a complete and utter disaster When we first looked at the apartment the agent knew absolutely nothing about the unit and the building We walked in on very annoyed tenants who were clearly not informed that we would be coming When we tried to move in at the agreed upon date they forgot to leave the keys for us This delayed our move in by over a week Then when we finally were able to move in the apartment was in filthy condition And when I say filthy I mean that I actually gagged from disgust when we subsequently cleaned that apartment Not to mention the place smelled I was genuinely horrified and I m not a germaphobe at allWhen we finally moved in over two weeks after our original date they only offered us a minor partial refund of the weeks of rent we had paid for nothing They only respond to issues when it suits them and very slowly at that It s gotten to the point where they re so bad that the landlord communicates directly with us because they re too inefficient They also overprice all their services another reason the landlord has cut them out I have lived in three countries and five cities and this is the worst property manager I have ever dealt with

Onerent gets vendors usually quickly But our house was not professionally cleaned or checked before we moved in

Payment website is A convenient feature wish Rent One would report my rent payments to the credit bureaus The gentleman who inspects the property is friendly

Ups and Downs

I had some turbulence with OneRent getting my place rented they gave incorrect information at showings didn t provide updates often etc but once the place was rented it was smooth sailing However recently I noticed that the rent payment I receive was short 65 They had never communicated with me about why this would be and I had to call them at least 10 times to finally get a proper response Apparently the charge was for maintenance that had taken place over 4 months ago about which I was never alerted I am still working to resolve the issue with them but the experience has definitely left a bad taste in my mouth
